While some wealthy individuals have moved to lower-tax states, they often face high local inflation and increased insurance costs, diminishing the perceived financial benefits. In 2019, fewer than 10 million U.S. families had a net worth of $1 million or more. By 2022, this number had soared to 16 million. San Diego alone boasts 14,700 millionaires, 70 centi-millionaires, and 4 billionaires.

Nationally, the number of millionaire households has surged by 60% in just three years, a phenomenon dubbed "wealth-flation." This growth is largely driven by rising equity and cryptocurrency markets, as well as increasing home equity. However, it's not the real estate market driving up prices; it's inflation. Homeowners may be rich in equity, but renters are bearing the brunt of the financial strain.

Market Update
The ongoing strength of the U.S. economy continues to drive severe volatility in the bond market that impacts 30-year mortgage rates and, thus, the housing market here in California. 10-year Treasury rates have surged in the wake of last Friday’s jobs report, which showed more than 270,000 net job gains and daily mortgage rates have jumped back near 7.2%. The services sector, which has seen the strongest demand over the past 2 years, continues to grow and remains plagued by a lack of available workers, which is keeping wage growth and inflation elevated. Fortunately, more listings have been coming onto the market in the past few months despite many homeowners facing rate-lock after buying/refinancing when rates were below 3%. This has already helped home sales rebound from 2008 financial-crisis levels through April, and sales should continue to rise through the end of the year notwithstanding the caveat that the market will remain volatile.

We are entering the beginning of the summer buying season and housing prices are showing it. California just jumped above the $900,000 median house price for the first time ever, showing that the inventory levels and new buildings is just not coming to market fast enough for the demand.

This makes it very hard to find places to put some hard work into and sell. However, it also increases the demand for finished/renovated homes due to buyers' renovation or fix budgets having to go to down payments.

The Beacon’s Beach access trail in Leucadia has reopened just in time for the unofficial start of summer.

The switchback dirt trail was closed in January after winter storms caused a landslide that collapsed a portion of the path.

Scientists from the Scripps Institution of Oceanography monitored the bluff for several weeks following the event before concluding that things had stabilized. After months of repairs, the city said work is complete and open to the public for Memorial Day weekend. However, fencing will remain at the parking lot’s north end until a hole under the sidewalk is fixed.

The iconic Beacon’s Beach trail has a history of landslides. In May 2022, part of the cliff collapsed, resulting in the stretch being shut off to the public for a month.

Over the years, multiple plans have been proposed to stabilize the bluff and trail, including replacing the dirt path with a metal or concrete staircase, constructing a permanent seawall, or building a sand-cement buttress at the base.

SUCCESS STORY: We recently helped a local homeowner increase her rental revenue from $5,000/mo. to $7,300 per month! Here's the back story.
