The Resident Property Manager is fully accountable for all property operations. The purpose of the Resident Property Manager is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Manager and IMI Asset Manager. These objectives will include maximizing occupancy levels and property values. In addition, the Resident Property Manager will train the Assistant Manager to assume all duties of Resident Manager in the event of the Resident Manager’s absence. The Resident Manager is also responsible to ensure that all employees are fully trained in their job duties and IMI policies and procedures; to include training required to maintain compliance.

Duties and Responsibilities

Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Section 8 and all other laws pertaining to multifamily housing. Tax Credit compliance training preferred. Financial - In conjunction with the property Asset Manager, the Resident Manager will assist in formulation of budgets for each upcoming calendar year. The Resident Manager is responsible for staying within the established budget guidelines throughout the year.

Maintenance Technician will be responsible, under the direction of the Resident Manager, for the overall maintenance of the apartment complex including all areas related to the day-to-day maintenance operations of the community.

Duties and Responsibilities

Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Section 8 and all other laws pertaining to multifamily housing.

Essential duties can include, but are not limited to:

1) Electrical, plumbing, carpentry, and painting.

2) Repairing and addressing structures and/or fixtures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.

3) Prepare units for new move-ins.

4) Have a working knowledge of HVAC systems.

5) Complete grounds work.

6) Coordinate special projects as directed.

Qualifications & Requirements

The Maintenance Technician must maintain a professional and courteous approach with residents, visitors, contractors, and fellow employees. The Maintenance Technician must have the necessary tools to effectively complete tasks outlined above. Additionally, the Maintenance Technician must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.

DRIVING REQUIREMENTS

· Frequent need (10% to 15% of the time) to utilize personal transportation to inspect properties and surrounding neighborhood, trips to the hardware store, etc.

· Must have current, valid driver's license and automobile insurance.
