Real Estate Keywords for your Real Estate Business
Real estate keywords are imperative to being found online for your real estate niche. You want to show up multiple times for the same niche.
What is your niche? It’s important that you nichify. Choose a neighborhood, zip code or area of town and then create a list of articles you can write about that niche.
My most prominent online niche is “Old Town Scottsdale”. The best keyword for the homes in the are is “85251 homes”. I have tons of articles on this niche. I want someone searching for a home to see my name and my brand several times during their search, thus I’m the obvious expert.

Deciding what to discuss on your blog and writing articles with good keywords is imperative to your prospects fining you online.

Choose Your Best Keywords for Your Niche using Google.com/Adwords
Choose the keywords with the most searches (these are 3 of my niches, they have the most searches)
85251 homes
85250 homes
McCormick Ranch homes
Use Google to find article keywords (these will be longer or “long-tail keywords”
Google your keywords, see what pops up
Look at the sites on page 1 of google
if these are all big sites, i.e. zillow, trulia, realtor.com, keep looking for new article keywords
Look at the bottom of the page for keyword suggestions
Make a list of the long tail keywords, use these as your article keywords.

Here’s the story, I started using IFTTT.com to automate my real estate business online. You can use IFTTT.com to automate your real estate business as well. I use it mostly for blog or article promotion and social media posts. But, the list of things you can automate is endless.
I wrote a basic version of this article on the YPN Lounge.
IFTTT.com is short for “if this, then that”. You can create recipes to help you automate your real estate promotion.
Most of my recipes include, “if I post a blog, post to x site” (x = social media sites, usually).

YouTube Videos – How to Gain Traffic to Your Website
Here’s the problem: You want to show up on page 1 of google for particular keywords, but these keywords are already taken by large websites that you will likely never outrank with your smaller blog.
The solution: Make a YouTube Video using the keywords to show up on page 1 of google as a video:)
I wrote an article on the YPN Lounge Blog with a better overview, this article has more detailed instructions.
Here’s the scene, I’m driving in my car home, after showing homes and my phone rings. I look at the number and it’s an out of state number. Not atypical, I get calls from homeowners wanting to move to the Phoenix area pretty regularly. I have blog posts on Moving to Phoenix, Move to Chandler and Move to Scottsdale.
The sales call basically gives me the idea to use “New Homes in Chandler AZ” as my next keywords for my blog post.
So here’s what I did:
I googled “new homes in chandler az” to see who was on page 1 of google. They were all big companies, mostly home builders. So my initial thought was, I can’t beat out these big websites with a blog post.
No Video?? I noticed there were no youtube posts that popped up. Google loves to add youtube videos to the first page of google. Google owns youtube and if there are applicable videos (they have to include the keywords), they will be on page 1 of google. You can see this from the photo above, no youtube videos are showing in the search results.
I decided to make a video for the topic! First, I was a little stumped there are tons of new homes in Chandler, how will I make a video of all the new homes? The list of homes for sale would be huge. Here’s the video I made: Now this is not the world’s best video, by any means. The GOAL is to have folks see it and click through to the blog post on my site:)
I looked up the keyword volume on google adwords. The best long tail keywords were “new homes in Chandler AZ”. At first I thought “new homes Chandler AZ” would have the highest search volume, but it didn’t.
At first this made me worried because how on earth would I make a list of all the new homes in Chandler AZ? My choice was to make a “Must Know” video about buying a new home in Chandler AZ. I even inserted this warning image.
I made the presentation in my google drive, just inserted some photos and text.
My plan was to record me talking while I flip through the presentation. I thought about adding music, which is what I do in my Genius Home Videos, but this topic is very important, I thought I should talk, even though I don’t love my voice in videos. I tend to get a little overly excited.
Lastly, I wrote a blog with the same information, this way on youtube I link to the blog post, which drives more potential clients to my website. At my website, the potential client can get valuable information on homes in Chandler and learn more about me. Here’s the blog post: http://ift.tt/1BWEe0N
My next goal is to have a video made for this topic as a white board video. You know those videos that look like someone is writing on a whiteboard and have an amazing narrator. I’m planning to do this on Fiverr.com, it will cost more than $5, but will be well worth it.

Having a vibrant blog means you post consistently. Your consistency may be once a month, which works. Make sure you are consistent. I suggest 2-4 posts per month addressing your niche.

Answering FAQ
You know your niche, they ask similar questions all the time. Answer these questions in your blog. You are currently telling one client at a time about your expertise, why not tell the internet, so it can work for you?

I wrote this post because so many clients wanted to move to Old Town Scottsdale, but expected the homes to be new & spacious with vaulted ceilings. This is not the case, most of the homes were built in the 1960’s, this article talks about what to expect.
Share Your Content
If you want your blog and articles addressing your niche to be found, you must share them. Choose your social media platforms and be consistent. Share every blog post, you can even share an older blog post with a new graphic.
I have a checklist when I write a blog, make yourself a checklist, here’s mine:
Nichify
Nichify, make sure you are always talking to one niche at a time. Don’t try to write an article including every neighborhood you specialize. Write an article for each neighborhood. Really make your niche feel understood, be the expert of your niche!

Offer Somthing
You need to offer something on your website / blog to gain opt-ins. This becomes your potential client list. You can offer something as simple as a List of homes in Scottsdale 85250. This example isn’t great because the opt- in is for a personal search. However, my main offer on my site is MLS search for free. The goal is to offer something to gain potential clients.
this pops up on Lynn Pineda’s blog. It doesn’t have to be a pop-up, but offer a neighborhood report, a guide to sell homes in your niche neighborhood. Even a home value is an offer, just make it sound juicey. (like 7 Must know tips to sell your Dobson Ranch home in 2015).
Your List
Once a potential client opts in for your free resource, you need to have systems in place to keep in touch with this potential client. Auto responders are perfect, you can create a drip campaign with small offers as the series continues. A simple example is a welcome email, tutorial on mls search, offer for a personalized search, your latest blog, and it continues on and on. You can send your list emails as often as you like, but I suggest no more than once a week and make sure you are sending good information.
List options are endless. Mailchimp is free up to 2000 subscribers, which makes it a nice choice. Aweber is more expensive. Constant contact works too! Use whatever works for you, but automate it!
Detailed Resources
Once you are talking to your list, you have your drip campaign in place (automatically), you can start sending detailed resources. This could be a buyer’s checklist, a seller’s checklist, statistics on your niche. This is whatever you think is the most important to your niche.

9 Must Haves for Your Real Estate Website for Agents
Address Your Niche – Who do you want to address? Your website visitors / readers want to feel understood. If I marketed to the entire Phoenix area real estate market, no one would feel like I work their neighborhood. So instead I market to mostly Central Scottsdale. I talk about what to expect in the area, area amenities and in many articles give a good overview of a specific neighborhood or zip code. Here’s an article that addresses the Central Scottsdale area: Guide to the Scottsdale Zipcodes. The goal is addressing my Central Scottsdale home sellers & buyers. It looks like this:
List Building: This is the opt- in function for your website. This allows you to capture your leads information and then create a drip campaign. To gain the most leads offer something of value: an e-book, report of the area, list of homes for sale, etc. Here’s what it looks like on my site:
Keyword Driven- It’s very important to know what keywords your prospects use to search. In my case, it’s not just “Scottsdale homes” or even “Old Town Homes”. More specifically home buyers are searching “85251 homes” or “85250 homes”. In Old Town Scottsdale, there are not big neighborhoods with memorable names, so the zip codes are the big search terms. This is very important for you to know, otherwise your website will not gain visitors and traction.
Categories – Having 3-4 categories or niches is a great idea. This way you are always talking to your niche, but you aren’t limited to just one niche. Although, don’t spread yourself too thin, you want to make sure you go deep with a niche instead of trying to be everything to everyone. Learn more about how to nichify for bigger results.
Easy to Navigate – This seems easy, but make sure your categories are easily found by your reader. Most likely a prospect will land on your site on a specific blog post, so make sure they can find other blog posts of similar interest. There are two ways to do this. First, the categories at the top of every page of your site, like this one: Kathy specializes in green real estate and that category is very prominent. The second way to do this is to link within your site, like this: All the links are other articles on my site about Old Town Scottsdale, which is located in 85251. You can always go back to older blog posts and add links from newer blog posts. This task is very helpful to keep prospects on your site.
Home Page – Talk to your prospect about their needs, not about YOURSELF! This also applies to your about page, talk about your prospects needs before you talk about yourself.
Above the Fold – refers to what a prospect sees on a page of your website without any scrolling. Make sure they feel understood immediately.
Home Search – Of Course, home search is what 90% of home buyers are looking for, so make sure they can search easily.
Responsive Site- Your site needs to be viewable on mobile devices. I search for all kinds of things on my smart phone, probably more often than on my computer. Make sure your site re-sizes for mobile devices.
