Despite continued inventory challenges and interest rates fluctuating in the 6’s this summer real estate market moved at an accelerated pace, 💨 and we expect to see this momentum continue this fall.
Thinking about diving into the market soon? Here’s what you can expect:
➡️Housing inventory received a welcome bump this summer, with listings up 11.8% over the same time last year. Despite this lift in inventory, it’s still not enough to swing the pendulum in favor of a more balanced market, as our months’ supply of inventory (MSI) is still well below where it needs to be.
➡️Interest rates have been fluctuating between the high 6’s and low 7’s this year, but a recent jobs report caused rates to dip as low as 6.3% It’s now expected for mortgage rates to continue to drop throughout the rest of 2024 and 2025, reaching 6% near the end of 2025.
Supply and demand issues continue to catapult prices. In Charlotte, the average sales price for June was $523,813, ⬆️ up 8% year over year. While we expect to see some inventory relief next year, it won’t be enough to balance the market, so home prices will continue to appreciate. 🙌
What this means for buyers: As home prices continue to appreciate at above average rates, today is the best time to buy. Buyers can always refinance when interest rates drop. 👍
What this means for sellers: Homes in great condition and priced right for the market are still selling quickly, and many for over asking price. 💵 Sellers should price their home correctly from the onset and make sure it’s in the best condition possible. ✨

Luckily for buyers, there are more homes on the market now than a year ago. 🏡 Compared to last summer, inventory has risen by 37.1%, but despite increased ⬆️ inventory, some buyers are still finding the home search challenging.
While inventory is growing, it’s still not where it needs to be to have a balanced market. Besides inventory issues, one of the biggest issues in the housing market is the fact that first-time homebuyers and older adults hoping to downsize are often competing for the same homes. 😬
The latest National Association of Realtors data shows us that first-time home buyers are the largest buying segment on the market today, making up 32% of the home buying population.
If you’ve been searching for homes for a while and are tired of getting outbid, here are 5 tactics to employ to have your next bid accepted.

Wow!!! This is HUGE for homebuyers 🏡 As some of you may know there are changes headed our way as of August in the real estate world. Before touring a home ALL buyers must sign a buyers agreement. ✍️
➡️With the Buy & Borrow Bundle, homebuyers who sign an Exclusive Buyer agreement with an Allen Tate Realtor (ME) 😊 and finance their new home through Howard Hanna Mortgage Services will qualify for a closing credit of 0.5% of their home loan amount, up to $10,000 🙌

Costing homeowners an average of $24,000, and recouping 70% at the closing table, a midrange bathroom remodel is a project with a fairly good return rate. Compared to an upscale bathroom renovation, where you can expect to spend nearly $72,000 and only recover about 42% when you sell your home, investing in a more modest bathroom remodel makes the most financial sense if you plan to sell in the next 3-5 years.

If you’re thinking of listing your home soon, you might be contemplating how to price it. 🏷️You may have heard we’re in a seller’s market, and while that’s true, the way sellers priced their home 2 years ago in the post-pandemic frenzy of a market is not an advisable strategy today.
🏡Inventory is easing up considerably, and is predicted to reach 5-year highs in the second half of the year. While this increase in housing availability isn’t likely to shift the pendulum enough to favor buyers over sellers, it does reframe the conversation about home offering prices.
👩🏻💻 My advice to sellers is to price your home correctly from the onset. In the market right now there are two buckets:
- In the first bucket are homes that are priced right and in great condition. These homes are selling in an average of 10 days.
- In the second bucket bucket, there are homes that aren’t priced right and aren’t in great condition, and these homes are sitting for 60-70 days, and are often sold after a price reduction or two.
💥THE CORRECT WAY TO PRICE YOUR HOME is to allow the market to create the price point. Rather than pricing your home what you think it’s worth, allow the market to drive the sale price for maximum exposure.
➡️ Even though there are fewer buyers in the marketplace than this time last year, homes that are priced well and in good condition are still in high demand.
Just to give you an idea of what we’re seeing nationally, 29% of homes are selling over asking and the average amount of offers each home is receiving is 3.1, so despite fewer buyers in the market, homes are still receiving multiple offers and closing for over asking
👎THE DOWNSIDE OF OVERPRICING: Buyers will look the other way when it comes to homes with an inflated offering price. Buyers today are savvy, and given interest rates coupled with housing price appreciation, an overpriced home will sit stagnant on the market.
💨 In a fast-paced market like we’re in now, any home that sits and sits leaves buyers wondering what’s wrong with it, and the longer it sits, the more this thought solidifies in buyers’ minds. Typically, homes in this state end up selling only after significantly reducing the price or an extended period on the market.

5. Be patient: While it’s true that we’re still in a seller’s market, meaning there are more buyers than homes available, the median amount of time a home spends on the market in a major market like Charlotte, NC is around 31 days, which is an increase over last year. 😁

Is it a good time to sell? Should I buy now or should I wait? Let me start by saying that it is still a good time to buy or sell a home if that is your goal. Interest rates are no longer at three or four, but 7% is right at historical norms and rates, if perchance do come down, you can always refinance. 🙌

➡️ Now let’s talk about another important aspect of homeownership, STAYING. For many decades it was a common practice for homeowners to move every 4-6 years as they grew their families, changed jobs, or simply desired a different home.
Then that cycle extended to 6-8 years. Today the average U.S. homeowner has been in their current home eight years with 35% of homeowners having lived in their home now for 10 to 15 years.

Crafting the perfect wish list is a necessary (and fun) step in your home search, but often times, wishlists that don’t include any room for concessions leave buyers feeling frustrated and defeated-especially in today’s fast-paced market. 💨
➡️If you’re dipping your toes in the housing market, here are 5 compromises I think are worth exploring.
🏡Fewer exterior amenities: If you can’t find your dream outdoor lounging and entertaining set up, instead opt for a medium-sized flat yard, and make plans to add an outdoor seating/dining area down the road.
📏Square footage: Not having space for a home gym or office is one thing, but what I don’t advise is to compromise on the number of bedrooms, especially if you are in the young family stage. Often, it’s better to compromise on cosmetic items (an outdated bathroom/kitchen) rather than to give up on a bedroom, as that is not something you can fix down the road.
📍Location: The key here is to find a home within a reasonable distance to the places you frequent the most. Just because it may not be realistic to live within walking distance of your favorite shops and restaurants, 🛍️ you’ll regret purchasing a home that leaves you sitting in the car commuting for most of your day.
✨Cosmetics: When touring homes, look past the dated granite or cabinetry, old carpet, or linoleum to see the home for what it could be with a little TLC. ❤️
🔨 Age of home: Yes, older homes can come with outdated kitchens and baths, but they also come with tons of character that makes even the most inexpensive updates shine! ✨
