Berenguer Properties
I am a retired Carpenter/Superintendent looking to start or finish your construction projects.
This one took a lot longer than it should have with minnesota weather not cooperating with us. But wow did this turn out awesome! With removing their deck and handrail it really opened up their backyard. Time to enjoy this patio with friends and family. Thank you for the opportunity to do this project for you and I hope you enjoy this!
Stairs are poured and stamped now ready for the patio.

Roof is done! Reinstalled the tarp to keep existing hardwood and Sheetrock dry. Time to start punching my way back down to the basement.
We cut and tore off about 3’ of roof to install this new beam to carry the weight. Demoed the exterior wall on the left of one of the pictures because that wall will move under the beam. Also demoed out the flat roof, spray foamed the exterior and built up the floor to match existing. Now I got a couple more exterior walls then the roof.
If your looking for any construction services send me a message. Booking out for the spring now. deck projects will be pushed more towards the end of spring when frost is out of the ground.
After some floor truss issues and a big snow storm we have lost some time but getting back at it and it’s all coming together.
Back from vacation. Demo crew did their thing now it’s time to tie these two buildings together and start framing exteriors on the main floor. After demo we noticed more joist were rotten so ended up replacing more joist than originally expected.
More materials showed up but then got the flu. Short week but got some work done. Monday the warmboard subfloor comes then I can really start going. This client is my old boss from when I was a superintendent. He has set up an office for me with prints and a computer for digital prints. This will make the project go a lot faster when other subs start showing up. It’s the simple things.
Next week i will be demoing into the existing house to tie in the floor systems.
Been working around areas while I wait for material. End of the day today I got the lvls and zip sheeting. Tomorrow to build the front side of the garage and set floor joist. Next is waiting for the warm board to arrive.
Started a new addition today on this awesome snowy/wet day. Looking at just over 2,000 square feet with the garage. This will have 2 roof top decks. One off the master and the other on top of the garage with a hot tub. Also gutting and remodeling the interior of the existing home. Stay tuned for more updates, I’m going to be here for a little while.
Round 2 of pouring concrete for our basketball hoop. 1st one an adult male decided to dunk on it before concrete was cured…name not to be mentioned. I enrolled my kids to help with operating the dingo and the whole process made it a fun time. This has more rebar in it than my footing for my house. Prepped to last a lifetime plus teaching the kids new things.
Finishing touches are done. Gutters, a little grading in the back, ramp, solar lights and work bench. This customer didn’t want any rodents in their shed so we installed steel French doors and a steel man door, also installed fiberglass reinforced plastic foundation wrap to keep rodents from getting underneath their shed.
Putting the final touches on this 12’x24’ shed.
All inspections passed! Ready to open for business.
It’s time for my least favorite part of build out, FRP. But wow my tile guy did a fantastic job!
I took this job over after another contractor wasn’t giving the homeowner what they wanted. We ended up tearing out all 30 post and restarting fresh. This fence was all green treated dog ear pickets.
Installing a fence this week, who knows what tomorrow will bring.
Countertops in and now ready for Sheetrock tomorrow.
Counter top day!
Framing walls and bar done
Plumbing rough in done
Electrical going in today
Now just waiting for some inspections then rock, tile, flooring and some final touches and they will be open for business.
