The Basham Team is hosting a Real Estate workshop for our friends, their friends & family members who are looking to purchase a home now or in the future. Purchasing a home is one of the biggest financial & life decisions, and we want to make the process enjoyable for our clients. We have partnered with Ken & Patty Robinson, with Independent Bank, who have a combined 40 years of experience, to answer all questions pertaining to financing qualification. This is the first step in the home buying process for Buyers who need to obtain a loan to purchase. We will explain the entire process from purchase to closing and answer all questions. In addition, we will include how homeowners can build wealth over the years with each purchase.

Here are the last 2 steps in the home buying process:
Step 7) The Lender will be notified that the home inspection was done & accepted by both parties. The Lender will then order an appraisal of the property. Once the appraisal is completed and substantiates the sales price, then the Lender moves forward with the necessary forms for closing the transaction.
Step 8) Closing Day! The buyers & sellers meet at a title company where both parties sign pertinent documents for the sale of the home. Once completed, the keys to their dream home are given to the buyer. Congratulations! You’re now a Home Owner!

Here are steps 5 & 6 of the home buying process:
Step 5) The next step once an offer is accepted is to get a home inspection by a certified home inspector, as well as a termite inspection. These are scheduled around the same time. The cost for a home inspector can range from $350-500, depending on the size of the home, and is required to be paid to the home inspector at the time of inspection. The cost for a termite inspector can range from $35-75. Some termite inspectors don’t require payment up front. The Buyer should ask at the time the appointment is set. Your Realtor can provide a list of inspectors in which to choose. The buyer then chooses the inspectors and proceeds to schedule the necessary appointments. Once a time & date are scheduled, the Buyer will immediately communicate that information to their Realtor.
Step 6) After the inspections are done, there will be a list of repairs given to the buyer. The buyer can then ask for some or all of the repairs or accept the home in its present condition. If the buyer & seller cannot come to an agreement, the contract will become null & void, and the buyer’s earnest money is returned to the buyer. If the buyer is satisfied, then the contingency is removed and the transaction continues to move forward.

Here are steps 3 & 4 in the process of purchasing a home:
Step 3) After the buyer has found the right home that meets their criteria, the buyer then goes to the next step of having their Realtor write an offer. Included in the offer is a place for earnest money. Earnest money is a statement of good faith in the buyer’s seriousness of wanting to purchase the property. A standard amount is $500.00. Typically a higher priced home requires a larger amount of earnest money. Once the offer is accepted, the earnest money is then deposited into the real estate company’s escrow account. The earnest money goes toward the buyer's down payment, if any, or other closing fees required. If the offer is not accepted or terminated within the terms of the contract, the earnest money is returned to the buyer.
Step 4) After the offer is accepted, it becomes a binding & legal document. All terms, conditions & time periods listed and agreed upon by both parties are to be followed completely to ensure a smooth closing. If there are any changes, both parties have to agree.

There are 8 steps in the home buying process. Everyday this week, I will post the steps.
Step 1) Buyers should first see a lender to find out how much house they can afford. They can go the their local bank or to a mortgage broker. At present, a large number of people go through a mortgage broker for financing due to more flexibility in finding the right loan. Choosing a good broker can be daunting, especially for a 1st time homebuyer, if you don't know someone in the business. The Basham Team can give you some great lender recommendations. Once approved, the buyer will receive a pre-approval letter from the lender. The buyer will also receive a good faith estimate which states how much the buyer can afford, interest rate and the closing costs needed on day of closing. In an offer to purchase a home, the seller is typically asked to pay some or all of these costs for the buyer. That's one reason the buyer's agent must know these costs upfront to present in the offer. Also, the pre-approval letter is submitted with the offer. It makes the sellers feel more confident in working with the buyers. You want all of your ducks in a row before making an offer. It will make the difference in getting the offer accepted or declined, especially if you're competing with other buyers for the same house. In today's market, it will give you the better edge!
Step 2) Once the buyer is pre-approved from the lender, the buyer & their agent begin a search for homes that meet their pricing requirements, location, amenities & size.
