✨Youth Photography Workshop ✨

New Soles, Inc. is currently providing a FREE photography workshop for ages 12-17. If you know a youth who would like to learn the basics of photography, call to register them today!

Classes are held at Branch Village every other Thursday evening. Photographers from Masters of Light Studio are on-site to teach fundamentals of photography, as well as instruct students on proper use of equipment, lighting & more.

This program is sponsored by a grant from City of Camden Government. It is open to all youth, 12-17.

People often ask me - why are home prices so high right now? This graph is part of the answer.
Normally, the housing market contains a steady flow of foreclosures. Due to the Covid-related moratorium, there has been a drastic reduction in the number of foreclosed homes. This affects not only home prices (as foreclosed homes tend to be priced lower than neighborhood averages) but also general supply & demand. Less houses means buyers have a ton of competition when a desirable home hits the market. Since there are more buyers than available homes, the competition is fierce. This dynamic helps to create the extreme Sellers market that exists currently.
The upside of buying now is that interest rates are the lowest they have been in a decade. This means as a buyer, you can be approved for a higher total mortgage amount. When home prices do decrease, interest rates will increase and buyers will be approved for lower mortgage amounts. So waiting to buy is not a guarantee that you will make out better overall. It really depends on your individual situation.

Congratulations to The Ali Family on moving into their new home last week!

Although they closed in August, the township required a long list of repairs prior to move in. In this market, Sellers often ask prospective Buyers to obtain the Certificate of Occupancy (CO). This is not always an easy task, especially when purchasing a property as-is. The Ali’s had their work cut out for them and it took more than two months to complete the necessary repairs. I’m glad I could help them find what they wanted in this very tough Sellers market. Big congrats to The Ali’s on their new residence!
