Things to keep in mind when seeing a home for the first time:
1. take your time - let your realtor know you want a half hour time slot...at least.
2. This one is a personal preference - test the echo - do noises travel easily around the house. If you're like me, I don't want to have to turn down the tv when the kiddos are napping or be worried about the noises from my workout waking them up at 5am.
3. Does the kitchen have flow
4. If you love the layout, but it's outdated, are you willing to put in some TLC to make it what you want
5. Hows the foundation? Is there an obvious problem?
6. How old is the roof, windows, etc (sure you'll find out these answers during the inspection, but by taking your time you can guesstimate)
7. Does the house fit into your long term or short term plans.
8. If you need to see the house again, then ask to see it again! (don't sit with the expectation that a 15 min visit is going to accurately reflect how you'll feel in the house for years to come)
9. Don't panic buy!!
Enjoy house hunting, it's an exciting time. The one thing you need is a Realtor that will walk you through every single house but will also let you tour the house at your own pace. Don't let anyone rush you through this decision.

Looking back almost 10 years ago I can tell I was meant to be a realtor....who do you know that travels the world only to take pictures of houses...FOR FUN!!

High interest rates? Have a fear of a potential financial downhill spiral? If you invest properly, find the perfect house, the right price; then an investment in real estate is not something you should fear. Yes youβll be locked into a high interest rate for a period of time, if youβre not making a cash offer; but, that period of time is part of your investment strategy.
Some things to take into consideration with an investment property.
1) What is your budget to purchase
2) What is your target monthly cost; this should include your mortgage, maintenance, renovations, utilities, electrical, etc
How long do you want to stay locked into this investment (is this short term or long term)
3) What return on investment do you want to make (this should be a percentage or dollar amount); I recommend percentage especially with the way the market is trending.
How to make an investment worth it, steps before you purchase:
1) speak to a financial advisor on what is a realistic budget - THIS IS IMPORTANT - never put yourself in a position where you are at a financial loss if you suffer a major financial crisis - if you donβt plan out your finances to the last dollar then this investment may end up being your downfall
2) If you are doing a flip project - first ask yourself if you will be doing these renovations yourself or will you be hiring a contractor. If you hire a contractor, expect to add anywhere between 25%-35% to your renovation costs on top of your materials.
3) Whether youβre doing the renovation yourself or hiring someone, do a walk through and budget EACH PROJECT - stick to this budget, this will keep you inline
4) If you are renting out the property, budget your monthly out of pocket expenses. Your budget should include periods of time where your property is vacant, this will be a financial struggle if you DO NOT BUDGET. Your monthly income from a rental should be a percentage and weighted against your monthly charges. If your monthly charges are $3000 and you are considering purchasing a property worth half a million, you are setting yourself up for financial ruin if are unable to rent out the property for a minimum of $6000.

Well...It's about DAMN time.
I finally took the much anticipated leap into real estate! I'm officially a licensed Realtor!
I'm taking this journey because I'm following a passion I've had for such a long time but was always scared to follow. It took me a few months to feel confident enough to put myself out there and believe I can realize my dreams. That's when Khassa Design was born.
My journey into Real Estate has been driven by my desire to do more, do better, be present and happy and also be a part of someone else's happiness. I got into Real Estate to make genuine organic relationships, help people through one of the most daunting processes in their lives and fulfill a long term goal for me and my family.
Many people get into Real Estate for the wrong reasons and find themselves passionless and unhappy as the years pass by. I can tell this is where I'm suppose to be. I've been forced to live outside of my comfort zone which interestingly feels very comforting. I'm finding myself, realizing my dreams and pushing myself to become the best version of me.
