Recently I reviewed a couple inspection reports done by local inspectors , one on a home I have listed the other on behalf of a buyer I represent. I was😲 to see that both reports had many of the same items that required repairs, certainly not uncommon right?
One issue was a loose toilet seat cost to fix $90😲 to tighten the threaded nut under the🚽 seat.
Another one was🚽 tank not secure on to bowl needs tightened $125 per toilet😠 and of course all toilets needed tightened. I had a separate plumber come out, of the four🚽none were actually loose and in need of a $125 tightening, he tightened the🚽 seat in 20 seconds, saving the Seller another $90. Ok I can go on and going over the items that added up to thousands in repair costs to the Seller/Buyer. This is why I am offering to personally pay for the inspections upfront for Sellers/ Buyers who list with me, this can save you thousands.
