Big Lots filed Chapter 11 bankruptcy 09/09/2024

Big Lots! filed Chapter 11 bankruptcy reorganization today as expected. We do not yet know the impact this will have on the triple net leases for its big box stores that we hold equity interests in the real property. Selected leases will either be assumed or discharged as executory contracts under the Code contingent on individual store performance and other factors.

An affiliate of Nexus Capital Management has agreed to purchase Big Lots! for $ 620 million, pending court permission. Any stores that we hold equity interests in the occupied buildings whose leases will be discharged during its bankruptcy reorganization will be leased to other tenants in the near future, and our real property investments remain in tact and profitable. This is our first casualty of the ongoing commercial property shakeout in the NNN big box retail sector.

R30. Today, January 26, 2023, marks our 30th consecutive year in business.

We started from humble beginnings, developing local area networks for infrastructure-related companies, SCADA networks for natural gas pipeline companies, and even some cell sites. By 1997, we developed our first large-scale call center. By 1999, we began developing wide area networks, Internet infrastructure, datacenters, and the like, for our telecom clients, which have endured through today albeit through our affiliated company.

Today, while our affiliated company is still developing infrastructure real estate (networks, backhaul networks, datacenters, cell tower sites, inter alia.) for select telecom companies, since 2008 we've launched several affiliated companies focused on telecom infrastructure real estate related investments, triple net lease commercial real estate investments, and entrepreneurial management consulting services for smaller telecom and ISP companies as part of our private equity investment activities.
