Would you take that deal? I’ve been seeing a lot of negative coverage around this research piece over at @zillow that says if you buy a house today, it could take you 13.5 years to make a profit on the sale of your home. People are pointing to this as proof this is a terrible time to buy. But the opposite is actually true once you dig into the facts. This research actually included closing costs, home maintenance costs, and mortgage interest, which is extremely important because the bulk of your mortgage payment happens to be interest, especially at the beginning of the loan term. Here’s a hypothetical: If you’re a renter and I offered you to rent my house for the next 13.5 years, and upon your move out, I would write you a check for 80% of all the rent you’ve paid me over the course of 13.5 years, would you take that deal? Of course you would! Q: Can a 🏠 buyer lose their deposit? A: Yes! But…In practice, that’s unlikely to happen. In CA, the contracts are built in such a way to protect buyers. There are numerous contingencies within the contract to prevent that exact thing from happening. Those range from reviewing seller disclosures to the 💰 appraisal of the property, to even making sure that the financing is in place to purchase the home. All of these have 📆 timelines built into the contract. It’s important to note that those contingencies are active and not passive. Meaning, even if the time given to satisfy that contingency passes, unless you physically signed off, saying that contingency has now been removed, it remains in place.
