CA Values Forecast to Rise📈 in 2024

C.A.R. released its 2024 California Housing Market 🔮Forecast which showed:

• Existing, single-family home sales are forecast to total 327,100 units in 2024, an increase of 22.9 percent from 2023's projected pace of 266,200.

• California's median 🏠home price is forecast to climb 6.2% to $860,300 in 2024, following a projected 1.5 percent decrease to $810,000 in 2023 from 2022's $822,300.

👉 That's a $50,300 increase for the median CA home in 2024!

A 1031 exchange allows you to sell an investment property and defer the tax liability (Capital Gains) that would normally be due into the purchase of another investment property.

💰 the median list price is increased by $26,500 to $989,000.

📆The average days on the market keeps increasing ever so slightly now at 30 days.

🏠The number of homes for sale throughout the city is only 59.

📉Percentage of price reductions increased by 16 to 31%.

ℹ️ the current real estate market is facing a stalemate where high rates are bringing buyer demand down while simultaneously keeping inventory levels low from homeowners who do not view it as financially viable to sell holding a 3-4% mortgage rate in exchange for 7%.
This dynamic is preventing what would otherwise cause prices to move significantly lower.

💰 the median list price is down slightly to $950,000.

📆The average days on the market jumped 7 days to 14 days.
(a 100% increase but still very low historically)

🏠The number of homes for sale is up to 71.
(We've seen a gradual increase throughout the year but are 1/3 of historical norms)

📉Percentage of price reductions increased by to 21%.
(Most properties don’t need to reduce unless they overpriced to begin with)

ℹ️ I believe peak "Seller's Market" was in June/July and we will see a softening (not much) of prices and increased inventory through the rest of the year.

The supply problem in real estate is not getting any better.
Number of total listings have steadily declined 🔻over the past few years dropping 5% from 2018- 2019 and another 8% from 2019-2020.
To date, October 2021 units are down 🔻30% year over year which will likely result in a reduction of listings for the year between 1,000-3,000 compared to 2020.
To show how low inventory has been of late in San Diego County, the last time we saw 👀4,700 new listings come on the market in a single month was 15 months ago (July 2020) and only occurred once that year, compared to 7 times in both 2019 and 2018.
Until inventory levels rise 📈 significantly, the 🏠 real estate market will remain red 🔥hot.

A recession may not lead to lower home prices. In fact, a recession has nothing to do with housing in the first place.
Economists define a recession as two consecutive quarters of declines in GDP. In the past 100 years, there have been 17 recessions.
Here’s what happened to home values in each of the last 5 U.S. recessions:

- 1980: +6.1% ⬆️
- 1981: +3.5% ⬆️
- 1991: -1.9% ⬇️
- 2001: +6.6% ⬆️
- 2008: -19.7% 🤯

Since the Great Recession ended in 2009, we’ve experienced the longest U.S. economic expansion in history and now have many economists predicting a recession by end of 2021.
Just don’t expect housing to be bothered by all that noise.
