My fly trap is already about an inch deep in dead flys.
Empty 3 ltr soda bottle
Cut the top off, right after the funnel top
Put 1/2 cup of brown sugar, and a packet of yeast in the bottom of the bottle.
Invert the top you cut off and in insert in the bottle bottom. Staple to secure.
Fill to 3/4 inch of the inverted bottle cap with warm water
Set outside. Flys go down the funnel to get to the mix but can’t get out. No smell no mess.

It's time for the files to pester your outdoor activities. This Hack does not stink like the one's you buy at the store and is very effective. Last year I had about 2' of dead flies in the bottom of my first one. I usually make two to three a season.

The First Step: Getting Pre-Approved for a Mortgage [INFOGRAPHIC] 03/01/2024

This is an important first step. It allows you to look at all the different financial tools your lender has as well as helps you narrow down what you want to spend on your dream home.

The First Step: Getting Pre-Approved for a Mortgage [INFOGRAPHIC] If you’re looking to buy a home in 2024, getting pre-approved is a key piece of the puzzle. Mortgage pre-approval means a lender checks your finances and decides how much you’re qualified to borrow.

Texas is winning the US economy — it's outpacing most states in population, GDP growth, and jobs.🚨

Texas has also far outpaced US real GDP growth for the last five quarters, positioning the state to become a "superstar economy," according to Wells Fargo data.

Texas is outpacing all but six states in real GDP growth since the fourth quarter of 2019 at 12%.

Texas also added 26,800 jobs in November even amid a hiring deceleration. Wells Fargo analysts noted Texas has seen employment growth faster than many states at 3% year-over-year in November — above the national average of 1.8%. Payrolls have increased in Texas by almost 24% since January 2020, as my colleague Noah Sheidlower reports.

Meanwhile, Wells Fargo predicts Texas' real estate market may improve over the next few years after high mortgage rates led to a fall in home sales.

Comparing November 2023 and November 2021, home sales have fallen 31% — though new home sales have been more resilient. Overall, Texas home prices are still rising but slower than in the first two years of the pandemic, though home prices have fallen nearly 13% in Austin since peaking in July 2022.

Be Ready - San Antonio Water System 12/27/2023

Winterizing your home in South Texas is different than in colder climates, but it's still important to be prepared for those occasional cold snaps. Here are some key steps to take:
Protect against frozen pipes:
• Insulate exposed pipes: Use foam sleeves or wraps on pipes under sinks, near exterior walls, and in crawl spaces. Consider heat tape for vulnerable areas.
• Drain outdoor hoses and faucets: Disconnect and drain hoses, then turn off the water supply and open the faucet to release any remaining water.
• Let a trickle run in interior pipes: Keep a slow drip going in faucets located on exterior walls, especially during very cold periods.
• Know your water shutoff valve: Locate and test the valve to shut off water to your house in case of a burst pipe.
Seal up drafts and leaks:
• Caulk and weatherstrip: Check windows, doors, and any openings around pipes and wires for drafts. Seal them with caulk or weatherstripping.
• Check attic insulation: Ensure your attic has adequate insulation to keep warm air from escaping. Add more if needed.
• Replace worn gaskets: Replace worn gaskets around windows and doors to prevent drafts and air leaks.
Maintain your heating system:
• Schedule a furnace inspection: Get your furnace checked by a professional to ensure it's operating efficiently and safely.
• Change air filters: Regularly replace your air filters to improve air quality and prevent your furnace from working harder.
• Inspect your chimney: If you have a fireplace, get your chimney inspected and cleaned before using it to prevent fires.
Additional tips:
• Trim tree branches: Trim overhanging branches that could damage your roof or power lines during icy conditions.
• Prepare for power outages: Have a flashlight, batteries, non-perishable food, and bottled water on hand in case of power loss.
• Winterize your pool: If you have a pool, follow the proper winterization steps to prevent damage from freezing.
• Protect outdoor plants: Cover sensitive plants or bring them indoors if temperatures are expected to drop below freezing.

• Texas Department of Insurance: https://www.tdi.texas.gov/news/2021/tdi02182021.html

Remember, even though South Texas winters are typically mild, being prepared for sudden cold snaps can save you from headaches and costly repairs. By taking these steps, you can stay warm and comfortable throughout the season.
