Where are my investors at?! If you haven’t heard by now, this DSCR loan program is all the rage - and we’ve had plenty of clients already taking full advantage of everything it has to offer.
A mortgage based on the Debt Service Coverage Ratio of your future rental property. Requiring as little as 20% down for 1-4 units, this program provides immediate savings compared to the typical 25% down Conventional Investment requirement.
With DSCR we;
- qualify based on the income generated from the subject property, proof of client income is not required
- can close directly in your LLC
- can finance up to 20 properties (as opposed to 10 through standard conventional)
- have a 6 month seasoning requirement (beating the 12 month requirement through conventional)

Great news for house-hackers and real estate agents! UMC Capital is implementing significant changes that you'll want to know about.
Starting on November 18th, you can secure a mortgage for a 2-4 unit primary residence with just a 5% down payment. To give you some perspective, the prior policy demanded a 15% down payment for 2-unit properties (some exceptions applied), and 25% for 3-4 units.
This opens up an incredible opportunity for home buyers looking to generate rental income. The only requirement is that you must occupy one of the units in the property.
While FHA loans have traditionally been the go-to for low down payments on multi-unit residences, this new adjustment allows you to enjoy the advantages of Conventional Loans.
