🏡 Montgomery County Market Update for July 2024 📈Sure, we all see the numbers, but what do they mean??? 🤔As a Realtor, let me explain what they all mean. 👩
First up, we have the Months Supply of Inventory, which currently stands at 3.37. This number represents the number of months it would take to sell all the homes on the market if no new listings were added. A lower number indicates a seller's market, where demand is high and supply is low.
Next, we have the 12-Month Change in Months of Inventory, which has increased by 6.65%. This means that there are more homes available for sale compared to the previous year, which could potentially lead to a more balanced market.
The Median Days Homes are On the Market is 60, which shows that homes are selling relatively quickly in this market. Sellers can expect to see their properties go under contract in a reasonable amount of time.
Finally, the Median Sold Price is $315,000, giving us a snapshot of the average price of homes that are selling. This number can give buyers and sellers an idea of what to expect when entering the market.
Overall, these metrics paint a picture of a market that is moving quickly, with high demand and strong prices. Buyers can expect to act fast when they find a home they love, while sellers can feel confident that their properties are in demand. It's an exciting time to be involved in real estate!

Be on the lookout for buses!
The Clarksville Police Department wants to remind motorists that school will be back in session starting August 7th. Ensuring the safe travel of all of our children to and from school is paramount.
With so many children walking to school, it is vitally important that motorists be aware of school zone times and speed limits. School zones are marked with flashing lights or traffic signs. Drivers need to be alert, obey the speed limit, and avoid distractions. Please pay attention to the School Crossing Guards or Officers directing traffic and follow their directions.

CPD wants to remind the citizens that when school buses have stopped on the roadway for the purpose of receiving or discharging any school children and the visual signals are activated (Red lights and Stop Signs), ALL traffic needs to stop. This includes roadways such as Tiny Town Rd. that do not have a divider between East and West Traffic, this is not considered separate roadways. Please see the attached diagram.

My name is Melissa Crabtree and I am the Broker/Owner of Keystone Realty & Management, LLC. Locally owned and operated. I have been in the Real Estate industry for over 11 years. I started my career in property management as an unlicensed assistant. After getting my Real Estate license what was a part time job quickly became a fulltime career.
In 2009 in response to the belief that the high service levels associated with real estate were lacking in the rental world. “It was commonplace to see my clients continually let down time after time. Unlike many of my competitors, I opened a company solely based on a need for superior service in the rental market. The timing was perfect and I have never looked back since. I am passionate about an industry most people shy away from and I’m having fun with it.
