It was feared extinct, but a species of golden mole not seen in over 80 years has been rediscovered! Researchers found the De Winton’s golden mole in the sand dunes of South Africa. This little creature, which lives exclusively in sand, was last spotted in 1937.
The dedicated team used environmental DNA and the help of a trained sniffer dog to identify this rare species. Their perseverance paid off, proving that even the smallest creatures can make a big comeback!

For my friends...you can't change what happened with the . It sucks. For sure. As mortgage originators, the noose was tightened around our neck every year from 2011 to 2017, but you know what? We made it through, and a bunch of the "bad guys" left. It separated the professionals from the part-timers, the real players from the spectators. 😎
The seller can still pay for the buyer's agent's commission if they want to. It may just take a little more work to find out what they will offer because it won't be posted right on the MLS. You are resilient and you will find a way to make the situation the best for your client. ❤️
I, as a Mortgage Originator, will ALWAYS recommend to my clients that they get representation on the buy-side, and explain to them the myriad of things that buyers agents do to "earn" their commission. I hate that we have to prove our worth now-a-days, but you DO earn every dollar, and many times, working with buyers is JUST as difficult, if not more, than working with sellers. 😤
I hope this is a net positive for the industry. I hope that it weeds out the fair weather Realtors, the ones who don't do the work, who don't have their clients best interest in mind, and who don't say that the best part of their job is seeing their clients absolute joy on closing day when they get the keys to their new home.

Refinances still make up 1/3 of all loans being done right now!! 🤯🤯🤯
Why?? Well, just so happens I have a great example in my pipeline currently. This gentlemen, due to the higher cost of things in the past few years, had put many things on credit cards and buy now, pay later financing. Well, it had gotten to a point that he was not comfortable with, and a title friend of his, recommended he speak with a mortgage broker (Hi there) about doing a cash out refinance.
Come to find out, he owned his home free and clear, and not only are we going to be able to pay off ALL of his high interest debt, but we are also getting him money to do some upgrades to his home that he has wanted to do for a while. 💪
Now comes the best part... we are savings this gentlemen $1,213 PER MONTH in payments by doing this refinance. Yes, even with rates where they are. That's $14,556 a year folks!!! 😎🥳🤩
So, if you have someone that is feeling trapped with high interest debt, with no end in sight, PLEASE have them call me for a consultation if they own a home. They could be paying THOUSANDS more per year than they have to. 😱

I had 3 clients yesterday who were not locked in yet. 😬
Told them all that I recommend we lock in because I was afraid of the BLS jobs report coming out this morning. Everything points to a weaker jobs number, but the January Jobs number the past 2 years has JACKED up the markets due to seasonal adjustments. 🙃🤬
They took my advice, the jobs number came back almost double expectations due to those seasonal adjustments, and rates have gone up half a percent with some lenders because of this. 💀😵
Trust is a beautiful thing...and so are lower rates. 😁🤝💪

Fannie Mae released their Home Price Expectations Survey (HPES) today, and it showed that 100 of the top housing experts in the US believe home prices will rise between 10% and 39.6% over the next 5 years...so even the most pessimistic experts still think home values will rise over the next 5 years. https://www.fanniemae.com/research-and-insights/surveys-indices/home-price-expectations-survey-hpes
