The typical rule of thumb is that, if you can reduce your current interest rate by 1% or more, it might make sense to refinance because of the money you'll save. Refinancing to a lower interest rate also allows you to build equity in your home more quickly. If interest rates have dropped low enough, it may be possible to refinance to shorten the loan term—say, from a 30-year to a 15-year fixed mortgage—without changing the monthly payment by much.

If you have been on the fence about refinancing, rates took a little dip today and I am guessing they will be the same if not better tomorrow. Now is the time to call your favorite lender and if you don't have one, message me and I will connect you with one of my preferred lenders!

Pricing your property correctly is so important! Overpricing can cause your property to stay on the market longer and that could end up costing you more in the long run!

Do you own a primary residence in Texas? Have you filed a for homestead exemption? If you do own a primary residence in Texas and you have not filed for a homestead exemption now is the time to do so! This will save you money each year and prevent the assessed value from going up more than 10% per year. Here is the link to the generic homestead exemption form, which you will then submit to your local appraisal district.
