When cap rates compressed from 7% to 4% everyone made money.... when cap rates are flat to up, the only way to make money in this business is to grow NOI..
Usually we bring in a speaker/panel and listen for 45 minutes.....
Last night we learned not only from experienced 3rd party property managers but experienced operators, sharing stories of best practices on the buy, ownership, and sell side.
The next 6-12 months are going to be challenging for operators, but those that are educated and can execute their business plan will survive to 2025 and come out the back side of this.

We heard from JP Conklin on interest rates and which way they are going in the short term and long term.
Heard from the top listing brokers in DFW (Jakob Andersen, Mark Allen, Rowan Burch, Paul Yazbeck) about deal volume and how deals are getting put together right now with interest rate choppiness.
Paul Peebles interviewed Fannie/Freddie and Bridge lenders on how to avoid re-trades, different loan options coming up due to movement in the 10 year treasury, and how to work with your loan servicer post close.
James Eng interviewed GPs who had raised over $100MM in the last 60 days.... not only how they did it, but what they do before and after raises to make sure their investors are ready to go..
Ricardo Hinojosa then brought up property and asset managers to discuss best practices for hitting your proforma in the current inflationary environment and how to work best with each other.
Wrapped up with a great comedy set from Paul Mecurio where he talked about his transition from wall street to comedy.
