We often hear from consumers and prospective home buyers, "When is the market going to go down?" or "Is there a crash coming?" "This has to be a bubble and it has to burst". Well the fact is that when the housing recession of 2008-2012 happened, it was driven by a huge wave of foreclosures and distressed properties. This study came out last month which shows that foreclosure activity is low, and even below pre-pandemic levels. This factor, coupled with the population growth, and relative shortage of housing, would indicate that there is no crash in sight.

It's unlikely that we will see rates in the 2-5% range anytime soon, but after hitting 8% earlier this year, rates that begin with a "6" is good news. For those prospective buyers or sellers that don't track rates over the decades, the average mortgage interest rates from 2000-2008 was in the 6-6.5% range.

October 2023 Hottest Housing Markets The Manchester-Nashua metro area ranked as the countryβs hottest housing market once again in October.
I get the question weekly from local Columbus homeowners and prospective homeowners: "Are home prices going to come down? With inflation and prices going up, are we going to see alot of foreclosures next year?" Loan default rates (people that are late on mortgages) have gone down since 2020, and there is no indication that they will be going up any time soon. With the population growth that is projected, and the overall VERY strong economy, prices should continue to rise.

"Mortgage default rates are at a record low. The serious delinquency, measuring homes in foreclosure process or with at least 90 days late on mortgage payments, was 1.52% in the third quarter of this year. The historical average over the past 30 years is 3.4%."

I listened to a podcast last week on the economic outlook for real estate nationwide. The hosts interviewed this man, Orphe Divounguy, who is a senior economist at Zillow. Guess which city is at the top of his list for real estate appreciation, looking forward over the next few years? (Hint: ours). What does this mean? It means that prices will continue to improve/increase in the Columbus metro area. Good news, but for buyers that are thinking about purchasing, sooner may be better that "waiting it out to see what happens".

Yes, I know rates have gone up from in the "3's" earlier this year to know mid 6% range. Just as a reminder, back during the mid 200's when builders were building everywhere and buyers were very active, rates were 6-6.5%. Now is a good time to buy, as many are in "pause" mode until they see what happens with rates. This means homes are sitting a bit longer on the market. What does that mean?
