“I’m just going to wait for rates to drop”. I have heard this frequently over the last year or so. Ok, that’s fair. Rates went up seemingly overnight and it was a lot…for all of us. My goal since then has been to educate and advise clients and potential clients on the big picture when building wealth in real estate, beyond the rate. Of course you’d want to buy at 5% vs 6.5%, however waiting is ALWAYS a gamble. While you wait values continue to rise, you run the risk of rates going higher, more people could enter the market making it more competitive…it’s a gamble! The time you spend waiting is time you don’t own an asset that appreciates year over year. Since 2000, the average appreciation rate has been 4.7%. And since 2012, the average rate has been 7.7%. That is much more than any drop in rates you could be hoping for.
