I use data provided by Miami Association of Realtors about inventory (this is all MLS data and does not include off-market functions), by the Federal Reserve about mortgage-backed securities holdings and by Freddie Mac about mortgage rates.

Washington Irving was a writer, historian and diplomat for the US in the early 1800s. After an appointment abroad, he spent some time in an antient palatial fortress called The Alhambra, in Spain. While there, he wrote a collection of essays and stories about the fortress which was largely inspirational to George Merrick, who named many streets in Coral Gables after names and words used in Irving's writings.
Today I checked out this listing at 1213 Aguila Ave, a 2/1 Spanish Bungalow with mostly historic features. This property includes conveniences of a new kitchen and bathroom, but overall maintains its historic charm.

Fixr conducted a survey about the most important features to homeowners.
Natural light, usable outdoor area and a home office were the most important, while swimming pools, solar panels and smart features were the least important.
They also found, oddly enough, that thermal insulation and an energy efficient HVAC system were more important than privacy or security.

Took a preview of this historic listing on Granada and South Greenway Drive today. Unbelievably enchanting home here in Coral Gables. The architect of this home when developed back in 1923 was Walter DeGarmo, well know for many of precious historic homes we have here in The City Beautiful.
The asking price for the property (excluding collections) is just under $6million, but the history is priceless.
