The locations that benefitted from the Great Migration provoked by the pandemic like Miami are proving resilient and somewhat insulated from the economic slowdown. The continued arrival of large financial firms and tech companies are fueling the residential market in Miami, especially in the most desirable locations. This is displacing a lot of people across the community but also sustaining the multifamily boom due to the demand for housing. Our county government continues to refuse to consider expanding the urban development boundary south and west which restricts the supply of land for new single family homes. This will demand that Miami continue to urbanize and support the multifamily boom. All of these issues have led to believe that values will continue to rise and ultimately aggravate the affordability crises.

Our service to developers includes, but is not limited to, negotiating purchase and sale agreements for the underlying property, shepherding the transaction through due diligence, negotiating loan documents in the event the acquisition is financed and closing the acquisition. This work often includes negotiating ground leases and lease agreements with small, regional, national, and publicly traded tenants during the development process or after completion of the development on an on-going basis. We also close on construction loans or refinance the property once it is stabilized. Upon completion of the project, if the property is being added to a portfolio, our firm can continue to trouble-shoot issues with daily operations, including modifying existing leases, developing new leases, negotiating vendor agreements, managing issues with local governments and refinancing any existing debt.

In the month of September, our team closed nearly $200 million in transactions. This included triple net retail acquisitions, industrial small bay warehouse acquisitions, surburban offices sales and several properties for major multifamily developments.
