Chris Bosh's Former Miami Beach Mansion Is Now a $42M Megaflip

The waterfront Miami Beach mansion that the retired NBA star Chris Bosh sold earlier this year for $14.4 million is back on the market.

But Bosh's former home isn't just an ordinary flip. It's now available for $42 million—nearly triple what it sold for in January.

An NBA-worthy leap, to be sure. The former Miami Heat champ had purchased the home in 2010 for $12,333,000, according to Realtor.com®.

He lived there during his tenure with the team, which ended in 2016. The following year, the 11-time All-Star listed the luxury abode for $18 million.

Bosh dropped the price in 2018 to $15.95 million, and the residence on the water finally sold early this year for $14.43 million.
The new, high-flying price comes as demand for luxury South Florida homes has resulted in a surge of home flips, with record-setting prices, the Real Deal reports. However, the new price also comes with some huge changes to the property.

NFTs: How a Technological Trend Redefined Art Ownership & It's Legal Issues 👾 🤖

NFTs are blockchain-based tokens, i.e. digitally transferable assets which represent an underlying value. They differ significantly from currency-tokens, which can be used for cryptocurrencies such as Bitcoin, since NFTs are unique (hence: ‘non-fungible’) and cannot be divided, merged or replicated.

Though these are digital arts the creation, distribution, ownership and trading of NFTs are new phenomena which raise a plethora of legal issues, many of which are ambiguous or unresolved. Discussed below are some of the more prevalent legal issues about which anyone involved in the minting, sale or acquisition of an NFT should be aware.

- Copyright
- SMART contracts
- Money laundering
- Taxation

It remains to be seen whether NFTs will become established as a legitimate art form or whether they represent a bubble which may burst. Either way, complex legal issues will continue to surround the commercialisation and ownership of digital art and NFTs.

How Do you Ensure You Receive Your Brokers Commission? 💵

As a broker, your commission is your lifeline. You do not receive a weekly set salary and instead, rely on your commissions from real estate transactions. 🏘


While most sellers are under the impression that they need to pay the seller’s agent once their home is sold, some assume they are not responsible. To further complicate the situation, the seller is not responsible for paying a buyer’s agent, but the seller’s listing agent is responsible. However, if the seller chooses to opt-out of using an MLS or working with a buyer’s agent, which means they are choosing to sell their home off-market, they are not responsible for paying a buyer’s agent. If they choose to list their home on the MLS and/or use a listing agent, then they are obligated to pay the buyer’s agent.

In most circumstances, the listing agent secures a signed exclusive listing agreement with the seller, whereby the seller agrees to pay a fixed percentage in commission if the property sells.

So how do you secure your commission? 🔐


Clarification and written agreements are key in representing both the buyer and seller for a home:

• Establish a written agreement with terms and obligations of the parties

• Clearly define important terms such as each party’s role, the nature of the relationship, terms of payment, and any conditions attached should be clearly and explicitly stated in the agreement.

• Have the broker’s agreement signed by the broker and the client to ensure its validity.

• Do not rely on text messages as a formal agreement as they may not hold up in court and can preclude you from any form of recovery.

What Are Your Rights as a Business Owner or as an Employee? 11/09/2021

As Gov. Ron DeSantis calls legislators into a special session starting November 15, the quiet pushback of the powerful business industry is already being felt. Both business owners and employees are left wondering what the government can mandate, and what business owners can and cannot do.

According to currently Florida state law, the state has “right to work” laws, which mean an employee can be fired any time for any reason or no reason at all. At the same time, an employee has the “right” to quit at any time for any reason or no reason at all.

Because of that, businesses have leeway to impose rules, and in most cases, employees must follow them.

Companies are using everything from vaccine mandates to mask requirements, to frequent testing of the unvaccinated to keep workers safe. But those measures are raising questions about exemptions, health risks, and legal rights.

While President Joe Biden in September directed the OHSA (Occupational Safety and Health Administration), mandated that private companies with 100 or more employees must vaccinate their staff against COVID-19 or test unvaccinated workers at least once a week, Florida Governor Ron DeSantis has said he will challenge this, and all mandates placed on employers by the President.

For now, any business that wants to make vaccination mandatory has the legal right to do it and businesses can condition employment on getting a vaccine. However, with new laws and challenges arising daily, this further confuses the situation, and leaves both business owners and employees wondering...

Attention Developers!📣

Do you know what the ᴜɴɪᴛʏ ᴏꜰ ᴛɪᴛʟᴇ ᴘʀᴏᴄᴇꜱꜱ and the ᴏᴘɪɴɪᴏɴ ᴏꜰ ᴛɪᴛʟᴇ Process are?

Without them, you cannot purchase and develop on multiple lots of land in Miami Dade.


A property owner of any lots or parcels making up a proposed building site must execute a written agreement with the city of Miami, establishing that these lots will not be conveyed, mortgaged, or leased separately from one another. They must be held together as one tract of land.

A ᴜɴɪᴛʏ ᴏꜰ ᴛɪᴛʟᴇ ᴘʀᴏᴄᴇꜱꜱ form is a prerequisite to obtaining a building permit from the City of Miami. Additionally, there are several instances in which you must also submit this form; such as if off-street parking is located on adjacent lots or offsite, if the main structure will include accessory-use buildings on the remaining lot(s), or if the building site consists of more than one platted lot. If you plan to invest or develop a multi-phased and/or mixed-use development, you must ensure that a Unity of Title agreement is properly drafted, executed, recorded, and presented to the City of Miami.

For property owners seeking a Development Agreement, Declaration of Use, Unity of Title, or other zoning-related legal instruments, Miami-Dade County requires an ᴏᴘɪɴɪᴏɴ ᴏꜰ ᴛɪᴛʟᴇ signed and prepared by an attorney authorized to practice law in the State of Florida. The Opinion of Title is based on the attorney’s examination of the subject property’s title insurance policy, title abstract, and/or title examination. The attorney certifies that the title record is correct and complete; affirms the legal description of the property; notes any encumbrances, liens, special exceptions, and other exceptions (if any); and certifies that there is nothing hindering the recording or enforcement of the legal instrument by the County.

Your business agreements are a foundational key to your success, and if your agreement is missing or inaccurate regarding critical information, you may face issues later. It is of the utmost importance to ensure that your business and real estate lawyer does entity and officer due diligence when creating your business contracts. What entity is signing and who, and with what authority is critically important to enforce your agreements successfully.

When creating an agreement, follow these rules to ensure your success:

• Always start with the basics, all the player's information and their entities, "trust but verify." Check all the supporting documents.

• Modify the agreement according to your county & state. Different states, especially CA and NY, have laws that can be used against Florida business owners and used to circumvent their rights. Be sure the controlling jurisdiction is Florida.

• Discuss discrepancies, conflicts, etc., and have your lawyer sort them out in the agreement. Start with a term sheet to help your lawyer help you, but stay organized and keep costs down.

Remember, agreements imply your business's sophistication, and each one should be a building block to success and growth.

It's a very, very small world. Denver to Miami and Washington, D.C., back to Miami and the Dominican Republic.


Eight years ago, Salvatore Joseph Rizzo, III or Dominican Joe asked me to bring his vision for a foundation to life, the Dominican Joe Foundation – a non-profit 501(c)(3) in a small remote town in the Dominican Republic called Las Terranes. He set out and has successfully built schools, provided qualified teachers, and delivered all the necessary supplies to foster maximum potential.


Fast forward 6 years, and I get an out-of-the-blue phone call. A good friend from high school( ) tells me he and his wife, Susan, and their two children, Penelope and Cooper, are done with Washington, D.C. The Haese family is up and moving and are pursuing their dreams to blend education and sports for children in need! Amazing! But wait, that's not all; also, they had fallen in love with the Dominican Republic, and not just any part but as fate would have it, but Las Terranes. Derek had looked up the other local U.S. charity, and guess who's the attorney of record, his old Littleton, Colorado buddy!


Today, I am proud and grateful to represent two international not-for-profit organizations in the Dominican Republic that have a home base with Yormack Law and in Miami. 🙏🏻


Both Joe's, Dominican Joe Foundation, and Derek and Susan's, Haese Academy recognized the same need. They all fell in love with the people and the land.

It is the first “Class A” office tower delivered in South Florida in an opportunity zone. In recent months, lease deals totaling over 58,000 square feet have been completed at the “Class A” project, further evidencing these trends as well as the ongoing flight to qualify office assets in the region.

Investors can defer paying taxes on the capital gains they invest into a Qualified Opportunity Fund until they sell their interest in the fund or Dec. 31, 2026, whichever is earlier.

Investors who hold their interest in a Qualified Opportunity Fund for five years will receive a 10% tax reduction on the amount invested.

Investors who maintain their investment in the Qualified Opportunity Fund for at least 10 years do not pay capital gain tax on the appreciation of their capital gains interest in the fund when that interest is sold.

The most straightforward way to take advantage of the program is by establishing a new entity (or starting a new division that offers a new product or service). Existing businesses can combine federal and state tax incentive programs, as well, including a variety of hiring and equipment tax credits, grants, and exemptions. Notably, there is no minimum amount required to invest in an operating business, and taxpayers can invest both qualified deferred gain and after-tax money into the business. However, only the qualified deferred gains invested into the Opportunity Zone Fund or Opportunity Zone Business are eligible for the tax benefits.
