The Dream For All Shared Appreciation Loan is a program offered to first-time homebuyers who are looking for assistance with their down payment and/or closing costs with 20 percent Downโผ๏ธ The program is intended to be used in conjunction with the Dream For All Conventional first mortgage.
Under this program, the borrower is required to repay the original down payment loan, plus a share of the appreciation in the value of the home, upon sale or transfer of the home. This means that the borrower will be required to pay back a portion of the increase in the home's value since the time they received the loan.
To be eligible for this program, borrowers must be first-time homebuyers and occupy the property as their primary residence. Non-occupant co-borrowers are not allowed. Additionally, CalHFA borrowers must complete two levels of homebuyer education counseling and obtain a certificate of completion through an eligible homebuyer counseling organization. Borrowers must also meet CalHFA income limits for this program.
Overall, the Dream For All Shared Appreciation Loan is designed to help first-time homebuyers overcome the financial barrier of a down payment, while also providing a way for the loan to be repaid in the future.
