We had a really fun client appreciation happy hour in Eagan last Thursday. I just love my people! It means so much to me when they come out for these events. I treated everyone to some appetizers and drinks and a good time was had by all! I will be doing another one of these soon for my people in Woodbury, Cottage Grove and East of the river!

This spring, a family from my small group at Five Oaks Church approached me about selling their current home and finding a new one that could better accommodate their growing family. Knowing Brandon and Sara personally, it was a privilege to step in and guide them through this significant transition.

We started by carefully preparing their home for the market. I got to know every detail of their property including all of the amazing custom updates that they had done since they moved in. I also brought in my professional stager, Ruthie Olmstead, to provide expert guidance on how to best showcase the home’s unique features and charms. Even with Brandon’s demanding work schedule, we managed to finalize everything in time to hit the market by 7/18.

One of the challenges we faced was negotiating an offer on their new home—complete with an underground pool and park access—before their current home was even listed. Utilizing the strong communication and negotiation skills I have developed in my 11+ years as an agent I was able to not only negotiate an accepted offer for them a week before we had their home on the market, I was also able to negotiate seller paid closing costs! This allowed Brandon and Sara to work with my amazing loan officer, Nicole Drummond at Luminate Home Loans to buy down their new interest rate to a percentage well below the market rate!

As far as the sale of Brandon and Sara’s previous home, we were able to attract multiple offers which gave me the opportunity to do what I do best – negotiate! By utilizing expert negotiation skills and drawing on years of handling multiple offer situations for my sellers, we were able to leverage the multiple offers and negotiate an amazing offer with significant earnest money, large down payment, no inspection contingency, and an appraisal gap clause! We even negotiated an additional $5,000 on the sale price, and aligned the closing dates of their sale and their purchase for the same day!

Yesterday, we celebrated 2 successful closings. One on the sale of their beloved old home, and one of their gorgeous new home! I’m incredibly thankful to Brandon and Sara for trusting me with this journey. To ease their move, I had pizzas delivered to their new home for their hungry crew, ensuring they could focus on settling in.
