4. Not Shopping Around for a Mortgage: Compare rates and terms from different lenders to find the best deal.

Ok FB, yโall helped me find my clients the perfect house when I asked a few days ago and we are now under contract. I have another client from out of town that Iโm looking for a home.
3-4 BR, 2 Bath would like either in the city or on the outskirts of town. It can be in the county just not far out. They travel Hwy 157 toward Florence / Muscle Shoals a lot so anywhere on that side of town. They would like at least 1/2 an acre.
2,200-2,500 sq ft with 2-3 Car Garage.
$450,000 or less.
Let me know if you are thinking about selling. The one I just got under contract for my out of town buyers, the sellers are very happy with their contract price and it is at appraised value.
So if youโre thinking about selling give me a call and letโs talk. Thereโs no obligation for a consultation to see what your home is worth.

โ ๏ธ **๐จ Important Update: New Requirement for All Home Showings! ๐จ** โ ๏ธ
As of August 17, 2024, ๐๐๐ ๐๐๐๐๐๐๐๐ยฎ nationwide must have a signed ๐๐ฎ๐ฒ๐๐ซ'๐ฌ Agency Agreement ๐๐๐๐จ๐ซ๐ showing you any property. This is now a mandatory step, with no exceptions, due to the recent settlement between the DOJ and NAR.
**What does this mean for you?** โ
Before we can view any homes together ๐ก, weโll need to have this agreement in placeโregardless of our prior relationship or how long we've known each other ๐ค.
A ๐๐ฎ๐ฒ๐๐ซ'๐ฌ Agency Agreement ๐ is a written contract between you and your real estate agent, outlining the terms of your working relationship. It details the agent's services, the responsibilities of both parties, and the compensation structure ๐ผ. This agreement is designed to help you understand your agent's role and the associated costs, ensuring trust and clarity throughout the home buying process. It guarantees that your agent is fully committed to representing your best interests ๐ช.
While this requirement isnโt entirely new, it is now ๐ง๐จ๐ง-๐ง๐๐ ๐จ๐ญ๐ข๐๐๐ฅ๐ for all ๐๐๐๐๐๐๐๐ยฎ. But don't let this deter you from continuing your home search! ๐๏ธ At Hagemore Realty Group, we are here to guide you through every step, making the process as smooth as possible ๐ค๏ธ.
Please understand, this is not a โployโ ๐ to pressure you into signing a contract. Just like before, the Buyerโs Agency Agreement can be canceled if you feel the agent isnโt the right fit for you ๐. We ask for your grace and patience ๐ with your buyers' agents. This is a new rule for us too, and it wasnโt our choiceโit was imposed by the DOJ and NAR โ๏ธ. At HRG, weโre here to take care of you ๐ค and will explain all the changes clearly. We're committed to guiding you every step of the way ๐ค๏ธ.
If you have any questions, please donโt hesitate to reach out ๐. We've spent the last 2-1/2 months training and preparing for these new rules ๐ซ, so we can serve you even better. As always, we value your business, referrals, and ongoing support ๐โ

If your home has been listed on the market for a while and hasn't had any strong offers, it's common to feel discouraged. However, there are a few things you can do to attract prospective buyers:
- Ask your agent to conduct a Comparative Market Analysis (CMA) to ensure your home is competitively priced. By comparing your property with similar homes recently sold in the area, you can adjust the price if necessary.
- Consider hiring a professional photographer who specializes in real estate. High-quality, well-lit images can dramatically enhance your listing's appeal, showcasing your home's best features and attracting more interested buyers.
- Invest in necessary repairs and aesthetic upgrades to increase your property's marketability. Simple improvements such as new paint, fixing any plumbing issues, and modernizing light fixtures can make a substantial difference in attracting potential buyers.
While it can be challenging, there are effective strategies to ensure your home stands out in the market. Working with a professional is key to navigating these challenges successfully. Happy selling!
