I don't know who needs to hear this, but...
✓ It will never be a buyer's market & seller's market at the same time
✓ If you sell high in a seller's market, then you are also buying "high"
✓ If you buy low in a buyer's market, then you've also sold "low"
✓ You cannot sell at the height of the market and buy at the low of the market at the same time
Remember, you CAN'T time the market. So instead, focus on making a move when it makes the most sense for you.

Are interest rates stressing you out?
I get it — interest rates can be a major factor in deciding when (or if) to buy or sell. Wondering if now is the right time to make a move? While lower interest rates make it cheaper to borrow money, interest rates are just one factor that determines affordability.
Another factor is demand. When interest rates decrease, demand tends to rise as more people can afford to buy. Consequently, prices often begin to rise as interest rates decline. But let's be honest... we're not seeing 3-4% interest rates again in our lifetime.
Here are a few of my tips on how to navigate buying with higher rates:
➀ Stay Informed.
Knowledge is power! Try to stay up to date with market trends and news related to interest rates, or sign up for updates from your bank or lender.
➁ Consult a Professional.
Speak with a financial advisor or mortgage lender to get personalized guidance based on your financial situation and goals. They can help you understand how interest rates impact your specific circumstances.
➂ Explore Options.
Research different loan options and terms to find the best fit for your needs. Lower rates may be available through alternative mortgage products.
And lastly, be patient. Interest rates fluctuate and will continue to do so. Instead of just focusing on the interest rate, work with a lender or realtor to determine the true monthly payment you can (and want to) afford to spend.

Here's a hard truth: while you might consider your pets part of the family, sadly, not every buyer will.
The ultimate goal when selling is to ensure buyers can picture themselves in your home. This means giving them the space to envision living there, a space free from too many of your things —including pets and all they bring with them. One whiff of a dirty litter box or smelly carpets, or a view of a mess in the yard, can easily ruin a showing and turn buyers off.

While Zillow offers a convenient starting point, their estimates can often be inaccurate. That's where I come in!
Zestimates are automatically generated through a computer software system through an algorithm. However, that algorithm cannot account for:
• Our LOCAL market. It doesn't know the current local market conditions or how they affect value.
• Your home is unique, and a computer algorithm cannot see inside your home to take into account upgrades you have or have not made or how well you have maintained your home.
Even Zillow has admitted they’re not always accurate.
