Just an FYI — home buying is forever changed in the USA.

THIS MONTH it starts🏡

Did you know that starting in August in California (and rolling out nationally this month), a Realtor can no longer show you a property without a signed buyer's agency agreement? This means they cannot even unlock the door 😳 without a signed agreement. Doing so, and getting caught, results in a hefty fine. 💰💰💰💰💰

A buyer's agency agreement legally binds you to that particular agent for an agreed-upon time frame, spells out how they are being compensated, and what their duties are to you as a buyer client. There is no such thing a "free service" for using a buyer's agent. Think of it the same as you would a seller hiring an agent to list their home. Now a buyer has to also hire an agent to buy a home. Sort of.

There are a lot of intricacies involved.

Yes, sellers can still pay a buyer's agent's fee for service. They have--and always have had--this choice. The difference is now there is no longer a transparent field in the MLS telling what the seller of that property is willing to compensate a buyer's agent. (Well, really, it was how much a listing agent was taking from their fee to market the home by attracting buyers' agents and their clients, but I digress.) So now, when viewing properties, the buyer's agent must call the listing agent and find out IF the seller is going to compensate the buyer’s agent and how much. At that point the buyer's agent will communicate to you this information and the parties can decide how to proceed.

Please educate yourselves so you aren't irate when an agent explains this to you. (It's a learning curve for all of us.) What a buyer's agent offers can be VERY valuable. MY clients will readily attest to this. The days of having a Realtor who simply opens doors for you is gone. Now you are literally going to be hiring someone who is going to represent you, who you might actually be paying out of pocket, and who is probably going to be negotiating not only what you pay for the property but also how their compensation is paid. It can get a little tricky - especially for agents who might not have the experience you need on your side as these changes roll out.

Conversations need to be had with you and your potential agent so that you fully understand and can embrace a plan to move forward, so that your agent can assist you fully in making one of the biggest investments of your life!
