I’ve had an excellent December so far this year. However, the year is still not over and what I’ve learned is that God can change our lives in a split second. I started an Advent devotional on You-Version Bible App. It’s called Making Space. We sometimes get so distracted with the holiday season that we forget why we celebrate. My family is doing something different this year. We are baking a cake and singing happy birthday to Jesus Christ. I challenge everyone to do the same. If you know me well and you’ve been to my home. You would know my favorite book in the Bible is Ecclesiastes. This book is a book of wisdom in the Old Testament. The book is attributed to the teacher, King David’s son, who ruled Jerusalem. We think that would be King Salomon, although we are not sure who wrote the book. The content of Ecclesiastes reflects someone looking back on a life that was long on experience but short on lasting rewards. The teacher discovers the key to the true enjoyment of life under the sun is accepting hevel, the Hebrew meaning v***r, smoke. The English translation is meaningless, used 38 times in the book. When we acknowledge that everything in our life is totally out of our control, we come to adopt a posture of total trust in God. It frees us to enjoy our life as we experience it, not as we think it ought to be because even our expectations about what our life ought to be are ultimately meaningless. The gift of God is the enjoyment of good things in life, like friendship or family, a good meal, or a sunny day. That’s the beauty, friends! 🤍Happy Friday 🤍

HOME BUYERS HAVE THE OPPORTUNITY TO STRIKE

The rate increases have most certainly had a hand in lessening buyer demand. Rates in the past 6 months have gone from low to mid 4's to as high as 7.2%. And the change in buying power because of this increase is staggering. Some Realtors have even reported they feel the market has shifted to being a full-blown buyer market! A buyer market is defined as 6 plus months of inventory. The current national level is solid at only a 1.2 months supply, so we are far away from an actual, full-blown buyer's market. But the fact that Realtors across the country are feeling these effects is telling and powerful.
So, what does this all mean for you? If you are considering buying a home, you will have far less competition than you would have one year ago. Yes, rates are higher, and yes, buying power is down. However, more homes are on the market from which to choose, and many lenders are running all sorts of rate buy-down programs you can explore and use. You, as a buyer, also have greater negotiating power now, meaning credits at close and home inspections are again part of the equation. And if you are looking at selling your home, pricing your home correctly the first time is now more critical than ever!

During the first nine months of this year, more than $32.8 billion in Dallas-area property sales were recorded, a 10% gain over the same period last year, according to the latest data from MSCI Real Assets.

The Dallas area surpassed second-ranked Los Angeles, which had $23.8 billion in transactions, and Atlanta at $21.8 billion.

Here are some “do not fix” projects to make your listing experience simplified:

1) Kitchen or bathroom remodels are unnecessary unless the rooms are falling apart.
2) Bold paint colors. The buyers may want to repaint the house a color of their choosing.
3) New furniture to decorate the space. Use a stager, or remove old unwanted furniture if you believe it is devaluing your home.
