Luxury residential remodeling.
Remodeling, design work, and consulting for all things related to luxury kitchens, bathrooms, home theaters, kids theme rooms, Aging-in-Place needs, and anything you dream about changing in your home. We are based in the Dallas/Fort Worth area of Texas, but are available for consulting needs and larger projects anywhere in the US.
We generally don’t do small projects like this, unless they are part of a larger remodel, which this was.
I want you to notice the difference just replacing the tile and staining the brick pavers can make on the look of an entry.
Our latest kitchen transformation.
Take note of the large appliance garage doors. Each door was too heavy for an “off-the-shelf” lifting mechanism. So, my cabinet builder fabricated two long, rectangular boxes, installed cables and pulleys, and filled each box with enough sand to counter-balance the weight of the doors. There are false panels at the back of the wall cabinets, to allow access to the pulleys, if ever needed.
How’s this for a before and after? Basically, we removed everything but the original brick fireplace and started over.
Notice the floating book shelves with recessed LED lighting 💡. We also created a recessed area over the fireplace for the flatscreen TV 📺.
The fireplace is clad in Limestone, the mantle is Green Fusion Quartzite, and the hearth is Black Granite.
This is actually the kids upstairs bathroom. I didn’t have any great “before” shots, but the “after” shots tell a pretty good story.
Notice the wall mounted toilet. This makes cleaning the floor around them much easier, and of course you don’t see a tank. The medicine cabinets are lit and mirrored on the inside as well and have places to plug in your shavers or electric toothbrush.
We built the faux Oak beams off-site and cut them to fit, on-site.
We built each kid their own closet at either end of the bathroom and used occupancy sensors to control the lighting in each.
Let me know your thoughts.
I can tell you why my customer wanted to redo their wet bar, but I think you can see for yourself. The wallpaper is outstanding. Which one is more inviting to you?
What you can’t see is, the ceiling was originally at 12 feet. This made the room look and feel so much thinner and smaller. However, by lowering the ceiling to 8 feet, it made the room feel wider. To add even more “width” to it, we applied Antique mirrors on one wall that would reflect the opposite wall.
There are several things we do to trick the mind to believing a room is larger or smaller than it truly is.
Let me know what you think.
Through all of the madness in the world, we still manage to churn out some pretty cool stuff 😊

We make a great team, don't you think 😃

In this bathroom you'll find the KOHLER DTV system with steam, a dry sauna, (stereo in the shower and sauna), large format floor and wall tile, and toe-kick lighting that only comes on at night as you enter the room. This serves as a night-light for potty breaks. If you'll look closely, you'll see the two recessed medicine cabinets, both flanked with LED lighting. We also installed a Heat/Exhaust/Light unit just outside the shower to keep you warm on cold nights.

Make your way through these kitchen and bar "Befores", then catch the "Afters".
This was an awesome project and the second remodel in a second home for this couple. This is the second generation of this family, for which I've done remodels. I did two large remodels for the parents while he was in High school.
(🤦🏽 boy I've been doing this a long time)
So if you'll notice, there was a large, load-baring wall about a third into what is now the entire kitchen. It supported the second floor. Also, the ceiling level was higher as well. We re-structured the support beam to carry the upstairs load. We then lowered the ceiling over the kitchen/breakfast area to create a "delineation" of sorts. The kitchen sink is now in the new large island, with waterfall granite on both ends. What was originally a catch-all, butlers pantry or buffet is now a fantastic bar with it's own island, prep-sink, and wine fridge.
If you had to pick one thing, what would be your favorite part of the whole kitchen?
Loved the project and the design. This basic Jack & Jill was converted into something special, now that the kids are older, college students. One entrance is now a nice “barn door”. No more banging doors from two directions. Since this was an upstairs bathroom we also managed to “take” a couple of extra feet from the attic space to the side and create a larger shower.

Well, two for two!
I have to admit, as many bathrooms as I do kitchens are my favorite.

Always nice to be recognized with the other great remodelers in Dallas. Bathrooms are not easy, especially with the special details we put in them these days. They are definitely NOT the bathrooms I grew up using 🙃

It started with a weather vane my wife received as a gift. It was beautiful and something she had always wanted, but we had no place to install it. So, I had to build something... and of course add some lighting 😉
😍 How nice would it be to spend time in a master bathroom like this? The combination of cool and warm tones makes it inviting for any time of day or personality.
The amenities are numerous including heated flooring, jetted soaking tub, “floating” his & hers vanities, recessed lighted medicine cabinets with built-in USB ports, powered accessory drawer, and especially the large shower with curbless entry and the Kohler DTV system.
🚿 The shower has a two-tiered ceiling, large rain head, six body sprays, three fixed showerheads, one hand-held sprayer, stereo speakers connected to Sonos, lots of LED lighting, Infinity drain, and it’s also an aroma/steam room.
Also notice special items such as the custom marble accent wall and LED lighting under the vanities. These specific lights are also controlled by a motion sensor lighting your path through the bathroom at night.
Another beautiful and well thought out design by

Done!
For context, the lower ceiling is now 10’ off the floor. This lowered ceiling will be over the kitchen, giving the illusion of a completely separate room from the other living space.

Kim is getting it done. We’ve made lots of progress over the past couple of days. The lowered ceiling should be completed by Friday.

I am always asked if it’s possible to relocate plumbing to the middle of a new kitchen layout, and of course the answer is always a big YES.

I forgot how great a simple eclair can be, especially when it’s matched with the right coffee and music. I’m currently listening to a little Louis Armstrong. 🎶 🎺 🎶
Big plans for this wall 🥸

What’s the first thing that comes to your mind when you look at this shower?
Yeah, me too… REDRUM 💀😈
Ok, enough of that.
This is an extra level of sealer we put on our shower walls before the tile goes on. Added cost? Sure, but you get what you pay for, good or bad.

Heated flooring. Well worth the money.

It’s unsanded and unfinished, but not a bad looking bathroom ceiling, don’t you think? This is the culmination of 2 1/2 days of work. There are 12 different angles for this ceiling and only two of them were the same. All the wood had to be measured and cut from the backside and still have the front angle come out perfect. It will be amazing when this bathroom is totally finished.

Sometimes when the electrician is backed up, the GC has to step in to help get things done in time. Installing LED under-cabinet lighting isn’t as easy as you would think.
Check out this awesome Kohler DTV shower we put in earlier in the year. This was a game changer. Our client said, “This shower has far exceeded my expectations”.
If nothing else, pay attention to the difference lighting makes in a room. So many people under estimate How much proper lighting is needed.

No, creating a curb-less shower is not pretty, it’s not for the faint of heart. When somebody asks me why it’s so expensive, this is why. All the concrete must be removed in order for us to not only relocate the drain, take care of any hidden electrical issues (not normal, but we encountered one), but the slab must be re-poured at a lower level for a deeper pan.
