Right now there are many homes with price cuts and some markets are not a seller's market anymore. They are are more balanced between buyers and sellers. Each city, neighborhood and price point is a different market.

📢The market has slowed for several reasons but we are now under contract!​​​​​​​​​​​​​​​​​​Reasons the market has slowed yielding extended the days on market for many listed homes:

1️⃣ Historically, an election year is a slower year because people are unsure of the future. However, it's been shown that new presidents don't really affect the housing market.
2️⃣ The public feels like interest rates are high when actually they have normalized to the historic average. We probably won't see 3%, so don't wait for it.
3️⃣ Homes that were listed this summer in late June or in July had fewer people available to view because of summer vacations. Historically, home sales peak about June then start slowing down with the slowest being the holiday season.

In some areas and price points, the housing market is becoming more balanced and less a seller's market. But in some areas and price points, the inventory is still low and is a seller's market. An experienced Realtor® knows each specific market and how to best get the job done!

Purchasing a home is probably the biggest financial investment one makes. It's important to have someone experienced to guide you and negotiate on your behalf.​​​​​​​​​​​​​​​​​​In many cases, the seller pays the listing broker a commission and they then pay the buyer's agent their commission. Compensation is always negotiable and always has been.

Now with new rules, if the seller doesn't want to pay or wants to pay less than a customary rate, the buyer will need to pay the difference to the buyer's agent. This reduces their buying power.
