We have had a lot to be concerned, shocked, saddened, stressed (feel free to add your state of emotion) about in the last several months, it can be overwhelming. See the Contra Costa County Monthly Market Report for April 2020. Yes, listings on the market are down, but the sales-to-list price is at 108%! Median days on the market is at a very low 9! There is still a very active real estate market, and regardless of our circumstances, people will have various reasons why they will still NEED
to relocate and buy or sell a home, and be motivated to do so.

This is important information to know if you need to take advantage of mortgage forbearance during Covid-19. Previously, in order to qualify for financing, 12 months of consistent payments would need to have been received. However, under our current conditions, the length of time has been reduced to 3 months of consistent payments after the expiration of the forbearance.

What You Focus On Expands....... Reminding myself of this is how I've been keeping myself in check lately. Typically, we think of this with positive thoughts (which you should), however I find that it is a really good tool to put the kabash on negative thoughts when they creep in. It prompts me to immediately think "Do I want this crummy feeling to EXPAND!?!" My answer is NO = effective attitude adjustment. During this uncertain time, staying positive can be challenging, so that's my tip for the day.☺️

To some people, buying a home, especially their first, seems complicated, expensive and perhaps even out of reach. My son Christopher was transferred to Sacramento in 2016 when he was 25 years old. None of us knew anything about Sacramento, but first things first, he needed to find a place for him and his family to live. He was seeking out areas that were attractive to him, and a good place to raise my granddaughter Josephine. However, he was looking for places to rent! Sometimes it’s not a terrible idea to rent for a short time until you become more familiar with an area, but the idea of paying the high cost of rent for a mediocre home just made me cringe. Therefore, I began to nudge the idea of looking for a home to buy. After he set his mind to it, it was amazing how all of the pieces quickly fell together in order for him to be a viable home buyer! Long story short…well, kind of….. not only did that Millennial buy his first home at 25, he also subsequently purchased another, where he is now a landlord as well making great positive income on his now investment property!

That’s why I’m sharing his post/story of his most recent home purchase before and after project, he has become a pretty amazing DIY’er as well!
