Team ANF is proud to be working with the Seminole Tribe of Florida on their new Senior Center. This morning the first of the tilt walls were erected!

It seems like just yesterday we were breaking ground and now ANF Group, McDowell Housing Partners, and Miami Jewish Health are celebrating the Topping Off of Douglas Gardens!

Douglas Gardens Residences is slated to transform the existing Miami Jewish Health (MJH) 25-acre Douglas Gardens North Campus into a mixed-income community adeptly integrating healthcare and housing. The development will consist of 410 fully ADA-accessible units, reserved for residents aged 62 and above, ranging from studio apartments to two-bedroom offerings and making it the largest affordable senior housing project in the State of Florida. Phase IV includes the construction of a 139,446 SF building to house 210 units ranging from studios to two-bedrooms. Phase VI will create an additional 200 units across 140,790 SF consisting of one and two-bedrooms.

A total of 390 units will be set aside for age and income-qualifying residents, while the remaining 20 units will be available at market-rate prices. A 15,500-square-foot medical facility will also be housed on the campus along with an adult day health center under MJH’s Program of All-Inclusive Care for the Elderly (PACE). A robust suite of lifestyle amenities will also be available including a picturesque pond complemented by walking paths, numerous indoor and outdoor gathering spaces, a sizeable fitness center, a business center equipped with computer stations, craft, and game rooms, a pet grooming station, and a library.

Centro City is a multi-phase mixed-use development located on the northwest corner of NW 7th Street and NW 37th Avenue in Miami, FL, across the street from the historic Magic City Casino venue, and less than two blocks from the 836 Expressway. Phase I of the residential construction includes two 8-story apartment buildings totaling 470 units, in addition to the construction of an 8-story CIP parking garage providing 636 parking spaces and offering charging capabilities for EV’s. Amenities include a pool, open space courtyards, yoga room, game rooms, bicycle storage room, coworking spaces, lounges, resident lockers, and a business center providing space for group meetings.

Exciting News! Last week we celebrated the topping off of Southpointe Vista, a two-phase project located at the northeast corner of SW 214th Street and SW 117th Court in Goulds. Phase 1 features Building A, a new ten-story building with 124 affordable units (ranging from one to three bedrooms) reserved for people earning up to 70% of area median income (AMI). Amenities will include a fitness center, multi-purpose room, computer lounge, and rooftop terrace. Phase 1 also includes a two-story parking garage housing 199 parking spaces.

Phase 2 will consist of Building B, an additional 10-story building consisting of 208 units (ranging in size from studios to two bedrooms) with amenities. Another two-story parking garage with 144 parking spaces will also be part of Phase 2.

ANF’s winning projects are:

 Natura Gardens is a garden-style luxury rental apartment community consisting of 460 units ranging from 727 square feet with one (1) bedroom to 1,476 square feet with three (3) bedrooms. The 27-acre multifamily development features twelve three-story buildings, in addition to the following amenities: a two-story clubhouse, resort-style pool, and spa, media room, game room, kids’ playroom, playground, fitness center, co-working spaces, a dog park and electric car charging stations. Surrounded by abundant trees and lush, green spaces. Natura Gardens is located in Northwest Miami-Dade, Florida.

 16000 Pines Market is a 135,000-square-foot mixed-use development at the corner of Pines Boulevard and D***s Road bringing much-needed convenience and amenities to the west Pembroke Pines area. Previously home to an underutilized U.S. Postal Service distribution center that had been decommissioned several years ago, the project was constructed over two phases and includes a mix of retail, commercial, and office space, plus 629 parking spaces. ANF Group constructed select retail and commercial projects within the development, including the plaza’s shell and the buildout of anchor stores Publix Supermarket and big-box retailer Burlington.
