Everything else is about the same and we are still selling at an average of 3% above list price. In the past 7 weeks, we have DOUBLED our new listings! 🥳 Pending homes went slightly down and so did the number of closed properties. BUT! Prices are still trending upwards from an average of $724k 7 weeks ago, to $756k today. Homes are still selling at an average of 4% more than the listed price.

Sold prices have crept back up again and are holding at an average of 5% over-asking, with some homes reaching as high as 15% over the asking price. That equates to about $83,000 MORE on a $550,000 home. If you are a buyer, I have competitive options for you to help you succeed in your offer!
Here is your 10-day update for Castle Rock. We are back within our typical average price range, however we've had an uptick in the average list-to-sold ratios. It's been sitting at buyers paying 3% above asking on average, and is now showing 6%. What that means is if the average price is roughly $670k, then you can expect to pay on average $40k over asking.

From the last time I checked 2 weeks ago:
🔥Active listings has remained in the 60s (no change)
🔥New contracts/pending homes jumped up from 60s to 90s
🔥SOLD/closed homes went DOWN from 50s to 30s
🔥🔥🔥Average closed price jumped WAY up from $673k to $991k!!!😳😳😳
🔥Lowest price sold was $570k
🔥On average homes are still selling 3% above the list price. This is NOT neighborhood specific. Some neighborhoods are higher and some are lower, that's just the average.

The average price of homes sold in Castle Rock has INCREASED by $33,000 since Feb. The most common question I hear from buyers is... "how much over asking am I going to have to pay?" We are currently sitting at an average 103% sold price vs. list price. Which means, you can expect to pay somewhere around 3% over asking, or $15,000 over on a $500,000 home.
