These renovations were made to a 1950's era home for a client dipping her toe into the house-flipping market. She asked for guidance to make cosmetic changes to the home with budgetary constraints in mind. There's a fine line to be walked in order to make improvements that you will see a Return On Investment when you put your "flip" on the market.

I enjoyed the challenge of the inserts in the shampoo niche and the back wall. This was a very satisfying remodel. Especially when I removed the old drain and found that the original contractor allowed grout and subfloor material to create over a 50% blockage that I corrected. Sometimes there are more benefits to a remodel than just cosmetics!

I was asked to help a family move into their newly purchased home with a very short deadline for the project. I was only too happy to install 2400 square feet of 6" x 24" porcelain faux wood plank tile. There were many challenges to this project, not the least of which was a living room that was recessed from rest of the house by 16". Needless to say, the deadline was met, and the family was thrilled to be moving into their new home saving them a month's mortgage on their old home. Win-win situation!

A client called me very troubled that she had a long-term leak under her master bathroom toilet. It had gone on for several months. Her son had caulked around the base of the toilet to no avail. I assured her there were more problems than caulk could solve, but that I would get to the bottom of it, no pun intended.

After uninstalling the toilet, I found that a eucalyptus tree outside her bathroom had sent feeder roots under her slab and they found everything a tree could want: water and fertilizer. The roots had pushed up in the gap in the concrete around the toilet fl**ge bringing soil with it and degrading the wax ring to the extent that it no longer functioned. I applied a root killing agent, sealed the slab around her toilet fl**ge (the round thingie) and bleached the tile where the water had leaked.

After installing a new wax ring, I reinstalled the toilet, grouted between the toilet and the floor tile, and everything is now dry as a bone, and my client is overjoyed that her bathroom doesn't flood when her toilet is flushed. Isn't Mother Nature grand?

These decks were built several years ago with Russ Sheibenberger. The client had a very nice manufactured home, and wanted to add to his enjoyment by being able to lounge outside his master bedroom or the main entrance to his home. He was very happy with the natural appearance of the decking and requested to leave it unfinished for a more rustic look.
