In April, the La Plata County real estate market saw a jump in inventory and demand month-over-month. There were 130 new listings that came on the market, up almost 40% from the 93 we saw in March. For comparison, April 2023 saw 113 new listings come onto the market. Active listings hit 272, up significantly from last year (YOY) which saw just 184 (+47.8%). Seventy-two listings went under contract in April, up 22% from March. Months supply of inventory up 56% year-over year to a 4 month supply. Homes were moving relatively fast in April with the average days on market (DOM) decreasing to 83. This is down from 124 days in March and 116 days we saw in April 2023.
