Both King and Snohomish County stats reflect the excitement that can be felt by both buyers and sellers after a challenging year for both. I can personally report December was an unusually busy one. People are always asking me how it can be a good time for both sellers and buyers? EQUILIBRIUM is good for a healthy balance market. We are sitting closer to equilibrium now than we have for many many years. So long perhaps people have forgotten what a market in balance looks like coming off the most active real estate market in history.
WE ARE IN A SELLER'S MARKET. Any real estate market that has an inventory less than 6 months is considers a Seller's market. Sellers who have houses that are presented well and priced right tend go are under contract in under a month and sell for slightly more than this same time last year. Not too shabby.
On the flip side, buyers may be paying higher interest rates but as a result COMPETITION HAS BEEN within the market. Buyers are not finding it necessary to go above asking by $50-100k or more in order to "win" their home. Safety net contingencies are no longer required to be waived to "win" their home. Plus, buyers now have more than a couple of hours to make this big life decision.
