Double neutral wires in one lug. You can’t see it unless you take the electrical panel apart, there is no way of knowing until a short or fire starts.
When wires heat and cool, they expand and contract.

Moss contains moisture 💧and when it’s cool or rainy 🌧️, the moss turns into a sponge and can cause moisture to get into the roof decking where wood rot and mold can grow.

This is why having proper gutters with downspouts that divert water 💧 away from the home 🏡 is important.
The water from this roof collects in the gutter and pours onto the soil next to the home creating two issues.
The water 💦 has now eroded the soil causing a negative grade that pools the water next to the foundation.
The eroded soil has also caused the a/c condenser pad to sink ⬇️ tipping the condenser and making the level dip towards the home. This will decrease the efficiency of the air conditioner.
The simple fix is to add downspouts that draw the water away from the home.

During this warranty inspection, the homeowner noticed that the cable was not working in the living room.

The rubber flashing boots eventually crack or sink into the pipe due to constant exposure to the weather 🌞.
Now this is a new construction home and the boot should not look 😳 like that already.

The value of infrared.
My client wanted to make sure the floor heaters 🔥worked properly and there weren’t any leaks 💦.
I didn’t have to feel the floor for heat as the infrared camera 📷 picked up the heat signatures right away.
And no leaks were found.

This was a small leak 💧 in the drain to a laundry sink of a newly constructed home.
I felt the drain was wet and now saw the warm water 💦 on the cabinet floor with the camera.
I was able to get a clear picture 📸 for my client showing there was a leak.

The vents you see are plumbing vents on a roof. The purpose of plumbing vents are to vent air in a plumbing pipe to allow water 🚿 to flow freely in the pipe.
These plastic pipes exit through the roof and are attached by a rubber “boot” to prevent moisture from entering the attic space.
The pipe and rubber are constantly exposed to sunlight 🌞and weather 💨.
Over time, I see the base of the rubber boots crack and corrode from the exposure.
It’s important to get on your roof at least once a year to inspect the roof penetrations and especially see if the rubber boot is damaged.
This can allow moisture 💧into the home where it should not be.
Add the proper pipe and the problem is solved 🎯.

Make sure your electrical panel ⚡️ is clear from any obstructions.
A panel should have 30-36” of clearance on each side and 36” of clearance in front.
If you have to get the the panel to fix a tripped breaker or shut the power off, you should be able to do it safely without reaching towards the panel.

Don’t get too close to this.
The arrow points to the Temperature Pressure Relief Valve (TPRV) of a water heater.
This is a safety valve that releases water 💦 and pressure 💨 if the water heater pressure becomes too great.
The problem is the water 💧 is scalding 🌡️ when it is released from the TPRV.
There should be a plastic pipe attached that points to the ground not higher than six inches from the floor for safety. It should also not be threaded at the bottom to prevent neing capped.
There is not a pipe attached, and if the TPRV were to activate, scalding water would get on anyone standing close.
Add the proper pipe and the problem is solved 🎯.

It amazes me how water 💧 is such a necessity in a home and also a detriment.
The drain from this furnace exits to the outside which is good.
But the drain is also close to concrete and the outside of the home.
Over time, the condensation from the furnace has drained here corroding the concrete, directing the water 💦 back towards the home in possibly into the crawlspace.
Re-direct the drain away from the home and the problem is solved.

This is cold air 💨 leaking from the garage into the laundry room between the door and drywall.
Not only does this decrease the efficiency of the home, but if a fire 🔥 were to start in the garage, the smoke can leak through that opening and make its way into the interior.
All doors and openings from the garage should be fire rated and sealed preventing heat and smoke from entering.

The importance of getting a home inspection.
All exhaust vents should pass through the attic and exit through the roof.
Once in a while, that exhaust vent will dislodge and rest on the insulation.
Exhaust vents are designed to remove moisture 💦 from rooms like a bathroom. This is a bathroom vent. Now the moisture will get into the attic insulation.
This moisture can destroy the insulation eventually if not detected 🔍 and repaired.

Well, this find during an inspection shocked 😳 me when I saw it.
If you’re in the shower, don’t attach a light 💡 on a wall above where there is water 💦.
And especially don’t attach an interior extension cord into a light fixture to power the “shower light”.
If this light falls or malfunctions, that will be the last shower this person would ever need to take ⚡️.
Properly installed shower lights are protected from moisture.
