🔵Let's do some math.
🔵First let's review your goals.
🟠Let's say your goal is to make a gentle $200k a year.
🟠You found that in your market the median home price is $700k.
🟠And your also going to average the commission percentage. Let's say that's 2.5%.
👉1. Take your average commission dollar amount (2.5% of $700k = $17,500.
👉In order for you to make $200k a year divide that by the $17,500. ($200k ÷ $17,500 = 11.428..) You need about 11.5 or 12 transactions a year.
Now the fun part! HOW to get those transactions ⬇️⬇️
🔵Studies show that with every 40 conversations about real estate you have, you get 1 deal closed! In order to get 12 deals closed you need
🟠2. Take 12 deals you want to close x 40 conversations = 480 conversations a Year!
🔵That's a lot, but let's break it down.
🔵Now you prob don't work every day of every month of the year so let's say you work 22 days a month for 10 months out of the year.
🟠3. 480 ÷ 10 (months) = 48
And now days
🟠48 ÷ 22 = 2.18.. we will round that up to 3!
And that is your magic number! You need to have 3 real estate conversations each working day in order to hit your goal of 12 transactions and make $200k!
Easy peas!

1. Poor of self-discipline is great for helping you build habits to take over the bad habits! It taught me ways to help set boundaries for time-management, eating temptation foods and pushing to meet my goals. Great read!
2. Unfu*k yourself is a great one for when you're stuck in a rut and need to get out of your blah stage!
3. Rocket fuel was mind blowing! This taught the difference between a visionary and integrater which was a turning point for my business. I highly recommend!

WE HAVE FINALLY CLOSED!! THIS WAS A CHALLENGE AND HERE IS WHY ⬇️
😱No it's not because I can't sell a house, don't be ridiculous.
🎉And let me first say, this is the first time I've closed a home for my client on her birthday! So happy birthday !!🎉🎉🎁
🎀Let me also start by saying this would have been a completely different experience if the seller and I were not working together as a team. We got through this together!
🎃This mobile home technically sold in 4 hours the first day it was on the market. IN OCTOBER.
☠️But that is where the trouble all started!
🚫Our first buyer who offered $20k over asking was declined from the park.
➡️If you didn't know, when you buy a mobile home, besides the mortgage or cash you put towards the home you also have to qualify with the park to rent the space the home sits on. This park wouldn't take the application unless we accepted their offer.
🖐Our backup offer (always have a backup offer) decided they were no longer interested.
📄We go back up on the market and immediately recieved 2 more offers.
💰Full cash offer over asking can close in 14 days. 30 days later they can't sell their home so they have to cancel.
🤯Backup offer gets mistreated by the office and rescinds offer, we call corporate and tattle because how dare they!!
📄Two more offers come in... the first gets denied by the park and then we found our golden client!!
👑While they promise us 2 weeks to close and needed an extra 30 days to close because of issues with a 401k withdrawal... we make it to the finish line!!! 🏁Closing day!!🏁
💕Moral of the story! ONLY WORK WITH AMAZING PEOPLE. My seller not once turned on me or treated me poorly. Quite the opposite. We worked together over and over to get us to the finish line.
I can't be more grateful for amazing clients that trust me and allow me to do my job. While it took forever we did still get over asking and I made a forever friend. ❤️❤️❤️

Carla tripped and fell during grilling. I was offered to call an ambulance, but she assured everyone she was OK and only tripped over her new shoes. She was a little pale and wobbly, she was helped to clean up and was brought another plate of food. Carla spent the rest of the evening happy and joyful. Carla's husband later called to say his wife had been taken to the hospital. Carla died at 11pm that night. She had a stroke while grilling. If her friends knew how to interpret the signs of a stroke, Carla might still be alive today. Some people don't die right away. They often stay long in a desperate situation. It only takes 1 minute to read the following... A neurologist said that if he can intervene on a stroke victim within 3 hours, he could reverse the effects. He said the trick would be to recognize a stroke, to diagnose and treat patients within 3 hours, but that's not easy. Recognizing a stroke: there are four stages to recognize a stroke. -
Ask the person to smile (they won't).
-Ask the person to pronounce a simple sentence (for example: "It's very nice today. ").
-Ask the person to raise both arms (she can’t or only partially).
-Asking the person to stick out their tongue (if the tongue is crooked, twist left and right, is also a sign of a stroke. )
If he or she has problems with one of these steps, call an ambulance immediately and describe the person's symptoms over the phone. A cardiologist said that if as many people as possible become aware of this, we can be certain that any life — maybe even our own — can be saved. We send a lot of “garbage” every day through the network, but sometimes you can get stuck with something significant, isn’t it? If it's this important to you... copy so it can reach more people who might change the fate of those affected by stroke...
