Younger millennials (ages 25 to 33) and older millennials (ages 34 to 43) combined for 38% of all U.S. home buyers, up from 28% the year before. This now makes them the largest generational group of U.S. home buyers.

Older millennials also have the highest household income of any generation at $127,000, followed by Gen Xers with a median household income of $126,933 in 2023.

"What makes a winning real estate offer these days?"

This is what we've been seeing lately:

The earnest money deposit is at least 2% of the purchase price. This signals to the seller the buyer is serious and committed.

The inspection contingency is waived - instead of including it in their offer, buyers conduct a pre-inspection before submitting.

The buyer has a fully underwritten pre-approval — a "conditional mortgage approval" is considered the most comprehensive pre-approval a buyer can receive.

Here’s how we boost foot traffic–

1) Mega Open House: Less open house, more block party. We personally invite the neighbors and encourage them to bring their friends.

2) Digital Marketing FTW: My team and we go all out before the event on social media to capture our local audience’s attention ahead of the event.

3) Exclusive Broker Tours: Prior to the Mega Open House, we invite fellow brokers and agents for a private tour of the home. This really has a compounding effect for reaching potential buyers.

4) Strategic MLS Timing: Using the MLS, we leverage the 'Coming Soon' feature to time the listing’s market entry, maximizing the home's visibility.

No need to do any time-consuming updates... instead focus on these quick fixes.

1) Add a fresh coat of neutral paint.

2) Spruce curb appeal by weeding, adding fresh mulch trimming bushes and cleaning the entry.

3) Professional carpet cleaning to remove odors. Replace if needed.

Hot Take: Home upgrades before selling can be completely unnecessary.

Here's why: Not all upgrades are created equal.

For example: Sellers refacing their cabinets. While this update will look great, the expense of the project is likely not necessary for the sale.

The truth is some changes won't significantly alter buyer interest or selling price, especially if they don't align with a buyer’s taste or preferences.

So, before you rent the sander or swing the hammer, work with your agent to strategize on the best investments to maximize your home's value.

1) It’s all in the timing: Launching the listing on Thursday in Temescal Valley works wonders in our experience — this is the day buyers are most likely to start their house hunt here locally.

2) Love letters: Write a personal notes to the neighbors and invite them to the open house. They’ll be touched by the gesture and happy to support (and invite their friends).

3) Jot down your favorite thing… Write what you loved most about your home. Your agent can convey this to potential buyers. Hearing your viewpoint is super meaningful for buyers.

4) Family-friendly open house: Work with your agent to set up a corner for kids to play. Stock it with snacks, books, stickers and crayons. This will help buyers with children browse the house with ease.

5) Smart house: Share your home’s smart features with your agent. They can help demonstrate your home’s modern amenities.

6) Proactive pre-inspection fixes: Consider addressing your home's little imperfections preemptively, giving buyers ease that major repairs have already been addressed.

7) Well-documented: Organize a log of all the upkeep and upgrades you’ve made over time. This will reassure potential buyers of the home's great condition.
