Listing strategy matters!!!! On Friday I listed a condo for $50K more then another similar unit in the building across the street. On Sunday we had multiple offers 💥 and are now under contract. The other unit has had one price drop already and has been on the market for 45+ days. 😪 Here are some of the things we did to ensure this didn’t happen to our clients. 🔵 4 months before listing we created a listing timeline of items the sellers wanted to do to prepare the home for sale and discussed a pricing strategy we thought would net them the most money 🔵 Anything that was broken was fixed and paint was touched upon. The home went on the market vacant 🔵 We hired professional cleaners to deep clean the home 🔵 We had professional photos taken and virtually staged the home 🔵 We reviewed our pricing strategy right before going on the market and made an adjustment based on our competition All of this preparation to ensure the home showed beautifully and was priced appropriately was key to a timely sale that will net them more money and ensure it does not linger on the market.
