May of last year was a critical time period in terms of the average price drop in the Sac market for 2022. (See chart below from local appraiser extraordinaire, Ryan Lundquist). We are entering the typically busy Spring 2023 market shortly. It'll be very interesting to see where we are with average prices in May of 2023!

Thank you again, Ryan! This is exactly what's needed to respond to the Chicken Littles saying the market is going to crash like it did in 2008. No question the market is backing off of the steroids it was on since 2020. But regulations are now in place in the mortgage industry that are preventing a 2008-like crash.

STAT: In early 2009 in Sacramento County 84.2% of sales were either bank-owned or short sales, and today that's 0.38% of sales.
