Skyrocketing interest rates have caused the average monthly mortgage payment to nearly DOUBLE since March 2020. This is killing demand for sellers but causing rental demand to soar. Everybody needs to live somewhere and if they can't buy, they rent. Smart investors are ADAPTING to this rapidly changing landscape, hanging on to their properties, riding out the storm, and benefiting from rapidly increasing rental rates.

This one's gonna be a doozy!

My client purchased this recently renovated property on almost 6 acres, and had the land subdivided into 3 separate lots as a condition of the sale. He plans to build on the two vacant lots and take this now 1.5 AC+/- lot with the existing property from high-end to SUPER high end.

🛠 Scope of Work:

- Converting the 2-car garage into living space along with new entryway w/ view balcony from 2nd floor, adding 643 sq ft to existing 2,721 sq ft home

- Reframing/changing the layout of part of the existing 1st floor into a master suite, walk-in closet, full bath, laundry room, sliding doors to patio, etc.

- Building a new 2 car attached garage.

💰Financing:

We were able to do a rate & term refinance and provide the borrower with enough funds to pay off the loan he used for the initial purchase AND roll in all of his closing costs, so zero money out of pocket at closing. On top of that we'll be financing 80% of his $146,000 rehab, bringing our total loan to 75% of the projected $810,000 ARV.

📝Take-aways:

1. This deal is a HOME-RUN overall for the borrower, but the real value play here is in the land. By having the land subdivided as a condition of the sale, he created additional equity before he even closed on the sale! That is REI blackbelt ninja level stuff.
2. Appraisals are taking a long time right now due to high demand nationwide, and the turn-around times we were quoted for appraisals almost killed the deal. I was able to lobby our valuations team to allow for an exception to complete a condensed appraisal (BPO) on this, which ended up saving us weeks, and allowed us to get it closed in just over 2 weeks.

Problems are going to arise on any deal. A good loan officer is going to FIGHT for their client to overcome any obstacles that can and inevitably will pop up. It's not all dollars and cents, it's also about knowing that you can trust your lender/LO to get the deal to the finish line!

7.5% for bridge/fix & flip! 5.25% (interest only) for rental! I mean folks...these are crazy low rates, I don’t care who you are!

In my experience people tend to focus a bit too much on finding the absolute cheapest rates possible for their RE investment loans and underestimate the importance of service, reliability, and efficiency.

I often get calls from investors who were initially drawn in by the siren song of some unproven lender offering the lowest rates, but were ultimately left hanging out to dry, their cheap lender re-trading on terms or even denying the loan at the closing table, poor communication, or even running out of liquidity and shutting their operations down abruptly when the pandemic began in 2020.

Those investors end up coming running back to me to get the job done. Because they know I will. And then they never leave.

And normally I remind them that like anything else in life, you get what you pay for.

With all that said, CIVIC, is now officially a private money unicorn. Best service and best rates in our space.

Just closed! Big fix & flip project in Burlingame, CA

Specs: 2 bed / 1 bath / 1,420 sq ft hoarder house

Game-Plan: Gut & remodel existing home, expand footprint with an addition of roughly 925 sqft, and build a 650 sq ft ADU.
_
Takeaway: We do 2 year bridge loans! A 24 month term is perfectly suited to a larger deal like this, where between permits, and an extensive renovation/build process, the timeline will easily stretch beyond 12 months.
_

Specs: 3 bed / 2 bath, 1,044 square feet SFR with additional 420 sq ft non-conforming space.

Game Plan: Refinance / Fix & Flip - After running into delays with permitting at the city level, Cristina's private lenders ran into a personal emergency and needed to recoup their funds. Cirstina contacted me, and we were able to refinance the deal mid-rehab and fund the remaining repair costs, so that Cristina could pay off her lender and finish the job right!

Take-Away: We will lend on mid-rehab projects! These deals are a bit more complex, as it becomes more challenging to asses the AS-IS value, which is what we base our INITIAL loan proceeds off-of. However, for the right investor, and subject to an appraisal, we can get the job done for you.
_
