Inflation Slows Sales but Real Estate Market Still Strong

In September, a cooling trend continued as closed sales were down 18.2% compared to a year ago. New listings also decreased, slipping 17% below last year with 8,384 properties coming on the market. The median sales price was up 4.8% to almost $325,000, although sellers were receiving slightly less than their asking price on average, down about 2% from September 2021.

Homes were sitting on the market longer, up more than 18% to 32 days on average. Slower moving inventory nudged the number of homes for sale up 2.1% to nearly 14,000 properties across the state. Overall, there was two months’ supply of available housing inventory in September, up 17.6% over last year and also marks the highest level of inventory since 2020.

After steadily climbing to the record-shattering apex of $450,000 in June, home prices are at long last taking the plunge. From July to August, national prices dropped from $449,000 to $435,000, their most significant month-to-month plunge in data history dating back to 2016, according to a new report by Realtor.com.
Weary homebuyers may see a further break in the clouds come fall, which is generally the best time to buy a home, especially now that interest rates have stabilized!

The slowdown in the US housing market is causing lumber prices to plummet. Nationally lumber prices fell 125 of the week ending June 3rd and are down 47% year-to-date, representing a 65% decline from 2021's record high of $1,733 per thousand board feet according to the National Association of Home Builders. That could be good news for prospective homebuyers who have watched lumber prices skyrocket during the pandemic adding more than $18,600 the the average price of a new single family home in the past year.

In the Twin Cities region for the week ending June 4th:
New listings decreased 2.1% to 1,772.
Pending sales decreased to 13.7% to 1,077.
Inventory increased to 7.9% to 6,968.
Median sales price increased 10% to $370,000.
Days on market decreased 9.7% to 28.
Months supply of homes for sale increased 9.1% to 1.2.

Lumber prices reach new high in May, fall fast in June

According to the National Association of Home Builders, lumber prices have skyrocketed by more than 300% since April 2020, adding nearly $36,000 to the price of a new single family home.
Now the sky-high prices are showing signs of coming back down to earth. So far in June prices posted their biggest weekly drop ever and continue to decline falling nearly 41% from the record peak in May. However lumber prices are still sitting 175% higher than they were last year. While a sudden skyrocket in demand and a stall in lumber production due to the pandemic is the cause of much of the price increases, the U.S. tariffs on Canadian softwood lumber have exacerbated the problem.
Experts predict the higher lumber prices could be the new normal.
