Snohomish County statistical report: 1️⃣ Average closed sales price for residential property fell just short of a record high in May, reaching an average of $912,909 almost eclipsing the previous high of $918,170 set in April of 2022. Prices are up 9.1% from one year ago. 2️⃣ 57% of the residential homes sold in May sold above asking price. Slightly off the 60% that sold above their asking price in April and very consistent with the 57% in March. 3️⃣ Monthly payments are at a record high - monthly payments based on average closed sales price were $6,158 for a 30 year fixed mortgage ($918,170 @ 7.06%). The first five months of 2024 followed a normal calendar year seasonality: high demand, low supply, high percentage of multiple offer situations. Looking forward to the summer we should see more new listings taken, higher levels of active inventory, increasing months supply of inventory and multiple offers decreasing with prices staying flat.
