Are we in a buyer's or a seller's market?

I get this question quite often, and it's an important one that affects buyers and sellers differently when it comes to negotiations.

To answer this question, we need to look at the absorption rate. The absorption rate is a measurement of the month's inventory, or how long it would take to sell ALL of the current active listings, which is measured in number of months. More simply put, it is how many homes are sold in a month vs. how many homes are actively for sale.

For the month of August, our absorption rate for our market was 1.89. This means that we have 1.89 months worth of inventory.

How does the absorption rate determine what kind of market we are in?

Seller's Market:
When inventory is low, homes sell quick and prices increase, making it more favorable for a seller. Inventory is considered LOW when the absorption rate is 0-4 months.

Balanced Market:
A balanced or healthy market occurs when we have 4-6 months worth of inventory. Prices here normally stay flat, and it does not favor the seller or buyer.

Buyer's Market:
When inventory reaches 6+ months, we are in a buyer's market. In this climate, there are a lot of homes for sale, and not a lot of home actually selling. These conditions make it more favorable for a buyer as they have many options for housing.

The latest data shows that we are currently still in a sellers market, with our absorption rate being 1.89. This isn't to scare buyers away, just know that when you are looking to purchase a home, this likely isn't the time for bargain hunting.
