Some commercial real estate assignments mean more than others. As a Fargo resident and tax payer, I really wanted to assist the school district with the disposition of excess real estate…so I went after a listing and was awarded it. Then, almost immediately…COVID, and two years of uncertainty. Once the world normalized a bit, a lack of interest in office space for sale and for lease.

I'm happy to announce that Archer Commercial Real Estate successfully completed the assignment last week and the former Fargo Public Schools administration building is now in the hands of a new owner.

Q1.2024 J-REPORT…the most up to date commercial real estate report for the Fargo-Moorhead market

Welcome to the Q1.2024 “J-Report”, the most up to date commercial real estate report focused on the Red River Valley (Fargo/Cass County & Moorhead/Clay County). The report is attached for your review.

If you’re new to this report, I track performance of four commercial real estate (hereafter “CRE”) property types: office, retail, industrial, and multifamily. Data is gleaned from a number of reliant sources and aggregated into this concise report. Figures don’t lie, and using the current data provided and contrasting that to the previous four quarters provided may identify trends that you can take advantage of, either by acquiring or disposing of commercial properties.

I hope you find it useful.

1st Quarter results are a mixed bag. For office leasing, Q1.2024 saw the lowest vacancy rate in several years, and the highest absorption of vacant space as compared to the previous 8 quarters.

For retail, an improved and lowered vacancy rate and a healthy sf absorption.

For multi-family, a different story. Vacancy rates have spiked up, and the sector appears to be hit more heavily by the headwinds of high interest rates than other sectors. For instance, building permits in Fargo, Q1.2023, for new construction of multi-family: $32,225,624. Building permits for multi-family in Fargo, Q1.2024: $0.00.

Sales of commercial property are sluggish. Q1.2024 as compared to Q1.2023…commercial sales are down 48% and the sales volume is down 71%. That’s ugly.
