JANUARY HOUSING INDICATORS

Pending and Closed Sales were flat, with approximately a one percent increase and decrease respectively, year-over-year. However, New Listings in the market exhibited an upward trajectory. New Listings increased 14 percent to 14,224
Pending Sales decreased one percent to 9,627
Closed Sales increased one percent to 6,890
Days on Market decreased two percent to 48 days
The Median Sales Price increased six percent to $340,000
The Average Sales Price increased seven percent to $402,107
Inventory levels increased nine percent to 26,015 units
Months Supply of Inventory was up to 2.6 months

The 2023 Georgia Housing Marketing Annual Report has been released, giving a snapshot of a complex year in real estate. In 2023, the Georgia housing market underwent a series of shifts shaped by contrasting trends. Higher interest rates played a pivotal role in the market, with both buyers and sellers waiting for more favorable rates. New Listings decreased 13 percent to 11,370
Pending Sales decreased 34 percent to 8,084
Closed Sales were down 36 percent to 9,036
Inventory levels increased 57 percent to 29,705 units
The Median Sales Price increased 5 percent to $329,900,000
The Average Sales Price increased 3 percent to $382,933
Days on Market decreased 29 percent to 36 days
Months Supply of Inventory was up 92 percent to 2.5 months

Last night, while waiting to board our plane, Carter Jean was being her usual inquisitive self wanting to meet and say “hi” to everyone she could, until she walked up on this man.

He reached out and asked if she wanted to sit with him.
He pulled out his tablet and showed her how to draw with it, they watched cartoons together, and she offered him snacks.

This wasn’t a short little exchange, this was 45 minutes.
Watching them in that moment, I couldn’t help but think, different genders, different races, different generations, and the best of friends.

This is the world I want for her.
In a country that is so deeply divided by beliefs, I want her life to be filled with moments like this... not liberal or conservative republican or democrat, socialist or capitalist, just HUMAN.

The Monthly Housing Indicators for Georgia are in for the month of July. As record-high sales increase nationwide, more sellers are listing their homes to take advantage of top-dollar offers. The median sales price increased 18 percent year over year and new listings were up five percent. Pending Sales dipped nine percent.

New Listings increased five percent to 18,627
Pending Sales were down nine percent to 14,658
Closed Sales were down six percent to 15,320
Inventory levels shrank 33 percent to 20,392 units
The Median Sales Price increased 18 percent to $305,000
The Average Sales Price increased 18 percent to $365,934
Days on Market decreased 56 percent to 22 days
Months Supply of Inventory was down 40 percent to 1.5 months
