So I have mixed emotions on this, Just got this listing… AGAIN 😊
It was actually the first house I ever sold as a REALTOR. 25 years later, my client, my friend feels it is time for him to move on. I am thrilled that after 25 years he has still chosen me to help him move, sadden that it is his time…
Coming to the market soon, this 2 bedroom, 2.5 bath single family home, less than 2000 feet to Lauderdale by the Sea Beach, Ideal set up for an Air BnB, remodel or Rebuild. Roof is 3 years old, Impact windows and doors! Once we clean it up I’ll have pictures and will put it into the MLS… however if you know anyone…. It the best price by the Sea!

In a few days I will be turning 62 years of age.
A lot has been accomplished and I've been blessed with plenty,
A beautiful wife, 3 beautiful and healthy kids,
a home close to the beach in Lauderdale by the sea, Florida,
And I could go on and on and on.
But let me get back to the house.
We bought this house back in 1987, at the time. It was a 2-bedroom 1.5 bath house in a cute quaint town, we’re less than 2000 feet off the beach, and my sister had lived next door. Here it is 37 years later, we're still here but now It's a 3-bedroom 2.5 bath home and we have raised our 3 boys into men.
We've been through a lot in this little home by the sea and it's time we give somebody else a chance to call it home.
Our next adventure awaits! So, my friends, over the course of the next few months while we prepare to sell and get rid of 37+ years of “STUFF” if you know of anybody that's Looking to make Lauderdale by their sea their next home, let them know there's an opportunity coming up by the sea, with me.

Mistakes teach you important lessons. The biggest mistake you can make is doing absolutely nothing because you’re too scared to make a mistake. So don’t hesitate for too long — don’t doubt yourself. Remember, if you never act you will never know for sure, and you will be left standing in the same spot forever. In life, it’s rarely about getting a chance; it’s about taking a chance. You’ll never be 100% sure it will work, but you can always be 100% sure doing nothing won’t work. Most of the time you just have to go for it! And no matter how it turns out, it almost always ends up just the way it needs to be. Either you succeed or you learn something. Win-Win.

You deserve to find joy in your own way. You deserve to live a life you are in flow with. Don’t let the opinions of others make you forget that. You are not in this world to live up to the expectations of others, nor should you feel that others are here to live up to yours. In fact, the more you approve of your own decisions in life, the less constant approval you need from everyone else.

You have to dare to be yourself and follow your own intuition, however frightening or strange that may feel or prove to be. And don’t compare yourself to others — don’t get discouraged by their progress or success. Follow your own path and stay true to your own purpose. Success is ultimately about spending your life in your own way.

Don't Panic Over Headlines: A Look at Florida's Real Estate Market

We've all seen headlines like "Florida House Prices Plummet!" that can cause unnecessary worry. It's important to remember that these headlines often lack nuance and sensationalize situations.

Let's break down the reality of Florida's real estate market:

Market Specificity: The national narrative doesn't always apply locally. Florida's market varies greatly by region and property type.
Condos vs. Single-Family Homes: Articles might focus on condo price changes, while single-family homes may be experiencing a different trend.
List Prices vs. Sale Prices: Headlines often talk about list prices, which can be a starting point for negotiation, not necessarily a reflection of final sale prices.
Florida's Condo Market: A Closer Look

While the overall market might be stable, there are specific challenges in the condo sector, particularly for older buildings:

Maintenance and Insurance Costs: Older condos may face expensive repairs, rising maintenance fees, and increased insurance costs due to factors like recertification and the Surfside building collapse.
Impact on Affordability: For residents on fixed incomes, these rising costs can lead to difficulties managing condo ownership, potentially impacting list prices in these segments.
The Bottom Line:

It's wise to be a discerning reader and look beyond sensational headlines. Florida's real estate market, like all markets, is subject to change. While some segments might experience adjustments, the overall picture is more nuanced than a single headline suggests.

This revision separates the analysis of the misleading headline and provides a more structured discussion of the market conditions. It also mentions the source awareness concept but avoids adding unnecessary length

And I'm off...
Tax records are indicating an uptick in les Pendes filings leading to more foreclosure in our area. My Foreclosure coach suggested I attend the NADP Summit It's a great opportunity to network, and make new connections.
So at 4am on a Saturday morning jumping on a flight to Palm Spring California to attend the National Association of Default Properties Summit.
Lots to learn..
If you know anyone that might be struggling with thiet mortgage.. and worried about foreclosure… have them contact me… I might be able to help.

It’s a sad fact… Foreclosures are on the rise … since the beginning of the year Broward count has recorded over 300 Lis Pendes cases which is usually the first step toward foreclosure.
For the last 22 years I have worked as an REO agent specializing in Foreclosures and short sale properties. In this role I deal directly with banks and asset management companies. If you know anyone that might be in trouble… They still may have options available and I would like to help.
Have them send me a private message, we can discuss their options.

I’m guilty of this… what about you?
Our lives get incredibly complicated, not overnight, but gradually. And the complications creep up on us…
Today I order a few things on Amazon, tomorrow someone gives me a birthday present, then I get excited and I enroll in a free giveaway at church and I win, so then I decide I need a new six-foot cabinet to store my growing pile of stuff. One item at a time, the clutter builds up in my space, because I keep adding new things without purging the old.
And the cycle continues in all walks of life too…
Today I say yes to a Facebook party invitation, tomorrow I say yes when a neighbor asks me to help him move some furniture, then I get asked to a quick lunch meeting, then I decide to volunteer at my son’s youth group. One yes at a time, and soon my life is so busy and complicated, and I don’t know where I went wrong.
And because I’m feeling stressed, I distract myself…
I read a couple articles on Google News, then I flip over to social media, then my email, and then I check my phone and watch a cute video of my niece that my sister texted… and soon another day is gone, and I didn’t get anything done, and my life gets sucked away one small “sip” at a time, and I feel overwhelmed with what’s left undone.
How do we protect against this vicious cycle?
We have to take a step back on a regular basis and reevaluate what we’re actually doing and why.
Instead of thinking, “Oh my gosh there’s too much to do!”… let’s ask, “Should I actually be doing all of this?”
The bottom line is that people never get more done by blindly working more hours on everything that comes up. Instead they get more done when they follow careful plans that measure and track key priorities and milestones. So if you want to be more successful and less stressed, don’t ask how to make something quicker and more efficient until you’ve first asked, “Do I need to do this at all?” Simply being able to do something well does not make it the right thing to do. And if you think about it, it’s actually kind of ironic that we complain we have so little time, and then we prioritize like time is infinite. So do your best to focus on what’s truly important, and not much else.
