Realtor Commissions: Fact or Myth?

MYTH: The National Association of Realtors (NAR) is cutting the Buyer Agent commission out of the transaction.

FACT: The Listing Agent and Buyer Agent will both continue to be paid for bringing their Buyers and Sellers together in a transaction.

MYTH: The Seller will no longer be paying Buyer Agent commissions.

FACT: If the Seller wants Buyer Agents to bring their Buyers to their property, then they will offer a buy side commision (as they always have).

MYTH: When a 6% Realtor commission is split 50/50 between Buyer Agent and Seller Agent, then the 3% Buyer Agent commission counts towards the maximum Intereseted Party Contribution allowances (seller credits towards closing costs).

FACT: Fannie & Freddie have confirmed the Buyer Agent commissions are "common and customary throughout America," and so therfore are NOT included in the maximum seller credit calculation.

Correcting the Record: NAR Does Not Set Commissions The rule that has been the subject of litigation requires only that listing brokers communicate an offer of compensation. Other rules throughout the MLS Handbook and NAR policy expressly prohibit setting or suggesting any such amount.

Wanted to let you all know about a free $104,000 ($8k annually K-12 inflation protected) towards each child's schooling (private, charter, homeschool).

There are no income limits and no child limits. 5 kids = $520,000! However, there are fund limitations. The scholarships are awarded on a first come first serve basis until the funds are gone, and then you wait until next years application window to open.
